  • I used scot house move in Scotland and sold quite quickly. Different in Scotland because the estate agents do not have to deal with the lawerys

    Yes Im sure they just sold my house for me and the Solicitors deal with all the legal stuff and the estate agents up here dont deal with anything once the property is under offer
  • I wrote this on another thread earlier today...

    We did a lot of research before putting our house on the market into sold house prices in our area for the same style of property to ours. We also looked into the competition that was out there and how long they'd been on the market, if they were better our worse than our house etc etc. we got some agents to come round and value our house too.
    We then worked out a realistic asking price, and added on a few grand to allow us to 'negotiate'.

    We gutted our house of all clutter (2 under fives so was no mean feat!) and spruced it up/cleaned it majorly so it looked great!

    We then looked into online agents and googled reviews (don't trust every review as I have a feeling they hire people to write endless positive reviews :/ ) and worked out who we liked the best and gave them a call to grill them over the phone.

    We sold ours STC in 2 and a half weeks earlier this month, for more than what the highstreet agents believed we'd get. It did take some negotiating with our buyers, but I truly believe the redocarating we did and dressing our house made it stand out from all the others where people just don't make any effort before putting it up for sale.

    The online agent has so far been very good, will see how they fare with pushing the sale through, but I'm really pleased as that's 2k extra we get to keep in our pockets!

    Drawbacks - you do have to conduct your own viewings, and for us both working full time and 2 kids and 2 dogs that can be a bit of a hassle. I think it's only worth it if you have an 'easy' property to sell and don't need the EA help to push buyers through the door. And tbh, when viewing houses ourselves, EA wouldn't know the answers to simple questions about the house or the vendor would be showing us around themselves anyway as the EA were too busy, or the EA gave away the desperation of the vendors to sell !!

    Will add to this last line due to some t**t from previous thread making out i work for some online company, ( i do not! :mad:) that by payment plan, I mean we split our payment, half up front, second half once sale completed.

    I am thinking of putting my flat up for sale through an online agent in Glasgow. I have noticed that they can arrange a Home Report for me also. Can anyone help they advertise 2 Home Reports one without a mortgage valuation and one with (which is considerabley more expensive), do I need the mortgage valuation?

  • I used emoov to sell my house in Manchester a few months ago. They are a damn site better than the guys my seller is using! Really prompt on the ball and pushing for completion. Saved myself a fair amount too. If your prepared to do the viewings yourself (I've yet to have a viewing by an ea!) and write your own description of highly recommend it. I had an offer accepted within 3 weeks!

    I think a lot of traditional agents who are burying their heads in the sand over this are in for. Massive shock over the net decade .
    I don't know whether anyone else on here looks at crowdcube but Estates Direct raised 500K on there this month to expand their operation ,this one has been founded by the guy who started pound land . Also in the papers last week Sir Stelios is getting in on the act by setting an online agent too .

    Online agents have been around for a decade or so but only recently with changes to the property misrepresentation act have many more sprung up giving them the right environment to come into their own .

    I honestly believe we will have a massive shake up online over the next decade ,just getting back to crowdcube and all the other peer to peer funding site they are the tip of a very large iceberg as will be online agents , everything will end peer to peer .

    Googler took a slap above someone saying he was a high street agent but they will be a dying breed , I am one of the people involved in setting up private landlord directory once again peer to peer for landlords and tenants . I will be the first to admit we may be a few years ahead of our time as even most online lettings and the new online estate agents still use aggregated advertising on rightmove zoopla etc just as if you buy a book you may use amazon but I bet you 10 years time you will be dealing direct with the seller or landlord or buying the latest release book direct from the author or indeed your new telly direct from the factory in china.
