    i called the surveyor actually , thinking on , just to ask about his opinion on the price being paid , he is local and knows the area so his opinion was "what else can you get for that money" which makes me think its hardly an exact science , but the point is ,if he values it , however flippantly , at what we have offered........?

    look you have three options
    1 leave it as it is
    2 try and reduce the price
    3 back out .

    I would opt for try to reduce the price ,after all what can they say
    OK we will drop the price by £££££££££££,
    or stuff you its priced to match its condition in which case you have lost nothing .

    Still thinking what to do , i might wait till the electrician has been on saturday before deciding , as he may well come back and say the wiring is in need of replacing!
