One of those help me with my surevy results posts!

Hi All

My surveyor called me this morning , just to tell me his report should be ready later today or tomorrow , but he wanted to give me a heads up on the only things he is `concerned ` about

1) The original fuse board is still there
2) The boiler is 2010 but not been serviced
3) The downstairs is suspended wooden flooring and in the kitchen its very spongy
4) The conservatory is likely built up from the flagstones and the flashing is poor so probably leaks


We are not worried about 2 and 4 as my brother is a gas safe engineer and tested it for me at a viewing, and we know and have budgeted to pull the conservatory down, though it concerns me slightly that to replace it we may need to pay to have the base dugout etc....

The electrics, i know it’s normal to have them tested if possible but also to not worry about it as every surveyor says it, but if it’s the original board (house built est. 1976) should i get tested before exchange to ensure or find out if wiring is still in good condition?

Any advice welcome!

    I have arranged for a good friend who is a fully qualified electrician to come over and give the electrics a periodic report for me , free of charge , which is nice , i know this guy will be truthful with me so wont fish for work that isnt required

    One of my brothers is going to do a full gas safety test on the boiler , also before exchange , my surveyor actually said i should get them to pay but i would rather be in control of who does it etc

    but i would appreciate any input on the other things mentioned if anyones bored!

    You need to see if its the boards or joists, but I am not that bored.

    ha ha , yes , i plan to cut out a hatch in the lino and try to investigate , problem is i cant really do that without buying the house first...hmmmm

    Well you've got the gas and electricity issues sorted that just leaves the spongy kitchen floor and the dodgy conservatory.

    The spongy floor does need further investigation. Has the survey given any indication of what it might be, is it worth ringing said surveyor and ask his thoughts.

    I've never had a conservatory so have no real experience there. Sorry no real input from me on this one. If you want to keep it for any length of time then maybe get it checked out. If you intend replacing it anyway, then you can just sort out the foundations then.

    This is the problem isn't it.

    Surveyors cannot lift carpets or floor coverings and you can't start lifting boards to check joists etc.

    We have a similar issues with DS2's intended purchase, uneven floors both upstairs and downstairs.

    Could be expensive.:eek: then again could be nothing. Unfortunately I don't see how we can find out - maybe the surveyor will be able to give us a few clues;)

    Just have to keep our fingers crossed.

    Budget/negotiate discount for worst case scenario. If it's not as bad as it could be, that's a bonus. :D

    i`m between a rock and a hard place , the surveyor says it could be something as simple as poorly fitted lino and the floor washing or spills from the sink ingressing over a period of time , but other than that , as its not the same anywhere else in the house , its a case of hope for the best , for sure , my wife thinks it`s something that isnt going to cause the house to collapse or snything so is happy to investigate once bought

    Plus if i try to negotiate down , if it doesnt work and they tell me where to stick it , my wife will probably kill me for trying , and , what would i base the reduction on!

    Taking up floor, replacing joists, relaying floor. Possibly damp prevention works too.

    but its not all guess work .you will need to lift the floor and make good the problem . Just say "as you know the kitchen floor is spongy and it will need to be remedied ". oh and your conservatory is crap.
