That could work! What are you adding upstairs? Any layout issues?
I doubt that's a £40k job though - probably closer to £50k with new kitchen etc.Trying to be a man is a waste of a woman0 -

You would end up with a four bedroom house and only one main bathroom!
Ensuite would be good if you have the room upstairs.
Now downstairs you have a shared driveway so cannot go out to the side.
There is a flat roof extension and they are never popular.
No floor layout of the property in the estate agents details :-(
Good plans and working out how to make best use of space is very important here.
We built a huge single storey extension last year at the side and 22 foot extension onto the rear.
This made for a small garden but huge kitchen/dinning area and TV area ALL OPEN PLAN. Added an office/spare bedroom/Snug on the back and downstairs shower room on the side.
Cost me about £55K with fees but very happy with result0 -
We are thinking of putting at least a toilet and sink room in the new bedroom. We are going to loose the rear parking but hubby doesn't use it much anyway as the kids have their bikes and scooters on the garden. GL with it mummyroysof3 - it does sound as though this is a better option for you than moving!
I'd agree that if you can squeeze another bath/shower room in, it would be advantageous - both for your own requirements and if selling on in the future.......one bathroom serving four bedrooms wouldn't be sufficient for me
Not sure about two-storey extensions, but we had a double-height (pitched roof with internal vaulted ceiling) extension of 20' x 16' built last year and this has cost £40k+ so far - about to finally get the outside render completed- and although we did opt for a huge floor-to-ceiling window that blew the budget, we did much of the internal work ourselves which kept costs down........
I would be prepared for your budget to increase a bit, especially if you do decide to fit additional bathing facilities or any other unexpected contingencies that may crop up during the build - for example we had to have a water main re-routed that wasn't discovered till work had begun and due to the nature of the soil our foundations had to go a metre deeper than originally plannedMortgage-free for fourteen years!
