Taking house off the market

We have decided to do this and try to get planning permission for a two storey extension instead. We have been up for sale since 1st may and would need to reduce the asking price to stay up for sale like a lot of houses in the village have done.
Any advice on extension would be gratefully received

Sorry you have not been able to sell. If you add a two storey extension, you will be adding value to your house which will mean you should sell for more if you decide to move in the future.
For the extension, I would do a few rough sketches of what you think you would like and approach the planning department informally. Check what is allowed under permitted development, check out any neighbouring extensions. The next step would be to get some plans drawn and find a builder you trust. Check out previous work they have done and try to get recommendations. You want builders who will work on your project and not go off to do other jobs so get a time scale from them. Everything you want can be put into a contract and also how and when you will pay.

Extensions typically add less value to a house than they actually cost. So really committing to an extension is committing to stay in the house for a long time.
I agree, but if you like the location and there are no obvious down-sides, an extension can make a tolerable house into a really enjoyable home.
Don't forget to factor in the savings from staying put rather than selling, too!0 -
Looking at spending 35-40k on a house worth 95k so we won't get it back but see being here at least 15 years till kids left home. We can't find anything we like under 160 k to move to so seems an ideal solution to meHave a Bsc Hons open degree from the Open University 2015 :j:D:eek::T0

Will you be making your garden/outside space too small by adding the extension? My FIL built an extra garage in the garden which has rendered the house pretty much unsellable. :doh:Trying to be a man is a waste of a woman0

The garden is very long so will still be very big. The garden size has ruled out a lot of the houses for sale in our budget.Have a Bsc Hons open degree from the Open University 2015 :j:D:eek::T0
