Taylor Wimpey Reservation checklist

Completed this today and a lot of information to take in. Great opportunity to ask lots of questions.

Reviewing the notes I see that as well as the management company annual charge of £140, Taylor Wimpey are asking for a document fee of approx £220 to cover the drawing up of contracts??? Is this a typical charge?

I'm now thinking I'm paying for my own conveyancing so surely the should pay their own solicitors fees!!?

Any views?

    £210 for title deed documentation, at the TW development where we have reserved.

    what is this reservation checklist?
    i have reserved a property with taylor wimpy
    i have a reservation application form, it lists the annual charge but no mention of a document fee

    It's the 1.5 to 2 hour meeting after you reserve where you go through the plans for the property and the development...also met the site manager/builder..

    Surely if the document fee is an official charge such as "Drawing up the title deed" it should be listed as a disbursement paid by my solicitor?

    our doc fee was only detailed when our sols wrote to us
    Don't put your trust into an Experian score - it is not a number any bank will ever use & it is generally a waste of money to purchase it. They are also selling you insurance you dont need.

    Right.....I'll raise it with my solicitor then..it's just that the point on the checklist reads "Document fee applicable yes/no" I just wondered if its worth challenging..

    All document fees should be handled by your solicitor. Mine was £170. I would question the management charge and look into it a bit more, there will be potential for this to go up in future. Whilst £140 isnt a lot, you could find that they are entilted to increase their fees to for example £1000 a year in 10 years time

    I am sure i read case law the other day where the court ordered them to not charge more than £40 because the court ruled they were enriching themselves.
    It is nice to see the value of your house going up'' Why ?
    Unless you are planning to sell up and not live anywhere, I can;t see the advantage.
    If you are planning to upsize the new house will cost more.
    If you are planning to downsize your new house will cost more than it should
    If you are trying to buy your first house its almost impossible.

    just completed and moved into a tw development, in kingsway, gloucestershire, had to pay £210 ontop of all my other sol fee's, it was for the title deeds to be released, i also had to do similar on a new build a few years back, think all developers charge this, dont think you can get out of paying though

    as it turns out, although i was looking out for this on my sale contract after reading about it here, i still managed to miss it, i think what i thought was part of the conveyancing from my solicitor turned out to be this document fee or engrossment fee as it shows up as on my final statement. Unfortunately i've signed for it so i have to pay it to complete.
    I do intend to complain about it, it was never mentioned at any point during the sales negotiation and does not show on the reservation contract form.
    It's a known cost for a mandatory service, i feel this should have been disclosed by the time the reservation contract was signed, to not disclose this seem like a misrepresentations by omission to me.

    What were other people's experiences? did they have it disclosed during or prior to reservation?
