Price Per Square Foot data on Zoopla

Hi,
Does anyone know how zoopla gets is price per square foot and average room size information from, and if it is actually accurate.
I was comparing Weymouth to Dartmouth and noticed that when you look at various property types, it give quite different 'average sizes' for flats if you divide the average Price, by the Average Price Per Square Foot.
EG
Weymouth Flats:
Average Price = £157K
Average £ / Per sq Foot = £277
So the average size of flat sold in Weymouth must be £157K / £277 = 566 sq / ft (with an avg of 1.9 rooms)
Dartmouth Flats:
Average Price = £277K
Average £ / Per sq Foot = £341
So the average size of flat sold in Weymouth must be £277K / £341 = 812 sq / ft (with an avg of 2.1 rooms)
This seem quite a significant different in average flat sizes (particularly when the number of rooms is about the same ie 1.9 to 2.1) - ie average flat size:
Weymouth : 566 sq /ft t
Dartmouth : 812 sq/ ft
Does this seem right, and is there a good explanation why this would be the case? Where would zoopla get the information on average sq/ft of property as I didn't think this was publicly available information?

I think the square footage is entered by its users so anyone can put anything down.
The house value is an widely inaccurate automated system.0 -
But is the house valuation on zoopla not drawn from the official land registry data? - If you look at http://www.zoopla.co.uk/market/dorset/weymouth/ and view the column Avg. £ paid (last 12m) - I assume this must come from official sold prices?0

My house is wildly inaccurately valued on zoopla due to the fact we bought it so cheaply during the boom but it was a total wreck and the owner needed a quick sale (care home fees). As we have done most of the work ourselves and used wedding present vouchers and so kept refurb costs down, zoopla refuses to recognise it.Skeletons ain't got nowhere to stick their money, nobody makes breeches that size.0

Priced paid is accurate from land registry yes.
Current values, you are better of guessing. Down my road there is a row of near identical semi detached houses. One has a 'value' of £212k and one is £89k! I would say probably about £190k for both.0 -
The value of a property is only what people are willing to pay. These automated programs can use whatever equations they want but if noone is willing to pay that amount then its not worth that much0
