    Net income return on capital invested after tax, expenses and mortgage capital repayment is somewhere around 2.5% (back of a fag packet estimate)

    Whilst that may not sound like much, this is after capital repayment on the mortgages so the capital invested is increasing as the mortgage LTV falls each year.
