First time seller, flooring dilemma

    Saying that, I've just priced up a floor sander & edging sander for £50 for the week.

    I might take the hit on the mess and get it done.

    Would be interesting to hear what you think about the allowance idea though

    Are you living there? Would recommend you clear the room as the dust gets EVERYWHERE.
  • Yes currently living there, would need a total of 4 rooms done really. Hallway, 2 bedrooms and living room (bungalow) :cry:

    How much would a professional charge to sand and seal?

    What kind of paint on the floorboards.

    Oil based would need sanding and/or scraping.

    I have used one of those washing up pads with the rough edges on water based paints, with a very sharp veg knife on the really tough bits. Came off ok. Slow and painstaking work though....

    Wire wool also works well but again a slow and laborious process.

    id get it fully recarpeted with a cheapish carpet that wont last but long enough to look good and get u a sale. something at £5 a sq metre from a shed then get a carpet fitter to come lay it. wldnt bother with grippers, underlay, just cut and nailed!

    no ones guna pay much attention when they look round, they just wont see a problem

    We are FTB's and have been viewing houses and one of the first things i've noticed is the floor.

    And have said to myself, i cannot wait to change that.

    Personally i would leave it as boards (i think they look pretty nice too from the pic) as 1. I would be putting my own carpet down anyway and 2. I would like to see what was lurking under the carpet. Some houses we have viewed have had bumps under the carpet and creeky floorboards so this would slove that problem too.

    The flooring allowence sounds like a great idea too and would defo be something that would incourage me to buy a house.

    They look fine to me - not too dissimilar from my own, although I think mine are wider. I like them, and most people who've come to my house have commented on them.

    It's generally seen as a bigger plus than cheap laminate :)

    The floor looks absolutely fine.

    If they are all of a similar condition I would say that you don't need to do anything. Don't offer a flooring allowance either.
