It would still take you more than 10 minutes to get from Paddington to the City by bike. More like 30 minutes....much enquiry having been made concerning a gentleman, who had quitted a company where Johnson was, and no information being obtained; at last Johnson observed, that 'he did not care to speak ill of any man behind his back, but he believed the gentleman was an attorney'.0

South Woodford is great for travel to the city and has some excellent primary schools.0

I went to Coopers Coborn in St Mary's Lane - marvellous school but notoriously difficult to get in.
It is but the alternative school round the corner has a better ofsted report this year and although very oversubscribed is easier to get in if you are in the catchment.MFW 67 - Finally mortgage free! 💙😁0 -
you are looking at mostly south east london or essex/east london borders with those requirements.
I would focus on train lines then spend some time visiting the areas, going into estate agents, getting details & then doing online & in person reviews. Places like Beckenham, Bromley, Orpington in the south london. kent border towns are all 20-30 mins into victoria, cannon street, london bridge, charing cross, blackfriars with excellent bus routes & trams in some parts. Debden, epping & surrrounding areas are all within similar distance on the Essex side. South London side all have excellent schools including grammars, not really sure about the Essex end.
Houses are probably cheaper essex side.I don't respond to stupid so that's why I am ignoring you.
