    She want an insurance policy for her rent.

    The company then credit check you and then decide whether or not to offer a policy. Obviously with our debts it will be pants.

    We have spoke to the insurance company and said that if we pay less mortgage we can pay more debts = everyone benefits, maybe not even BKY.

    Have just told agent that we will have bad credit. Have suggested we still go ahead with application.

    We did tell her that Bat, but I think she is a newbie landlady and is pooing her pants in case she doesnt get her money.

    We have mentioned the guarantor route but she isnt listening to it and the agents are useless...

    It's not the level of debt that'll be a problem, it's whether you've defaulted on any credit agreement, and even if you have it takes time for them to update your credit file so there is a chance you'll have no problems with the credit check.

    You mentioned in an earlier post that you've got family who would help; if the credit check is bad why not offer to lodge a hefty deposit with the letting agent?

    Yes, adding to what Richard has said, I recently went through a credit check (just before bky) to rent a house through estate agents - flying colours! Thing was even though i was up to my neck in debt, everything was paid on time. They do a pretty shallow credit check too, so I'd say if you can get a contract mobile phone, for example, you can expect to pass the credit check for the estate agency.

    Hope that makes sense.
