Hi guys, we had out offer accepted 4th June (3 weeks ago). We are getting married on 4th August so we need to be moved into the house in the next couple of weeks to give us chance to set up before we go away on honeymoon. We're away for a month so we're a bit anxious because if we don't get moved in time we'll have to pay another month's rent while we're on holiday which will be dead money.
Now, in terms of where we are with paperwork - We have our mortgage offer and we have provided proof of deposit. The seller's paperwork was received by my solicitor yesterday (it was very much delayed as the seller completed this info on 11th June but didn't send it through until yesterday!). The searches were sent off day before yesterday. Land registry has not been paid for.
One of the requirements on the seller's contract was "Completion required by 30th June". Now, I'm certain that can't happen! Why would they set such an unrealistic completion date?
So, I guess my question is, taking into account the above, I presume we are just waiting for the searches to come back. In your experience(s) how long does this take and is it likely to be straight forward to complete if the searches come back OK?

Why? You''ll save yourself the mortgage repayment that month.

That's just a wish-date.

Why assume just this? Have you tickedoff everything else? Do you know everything else? What about others in chain?

There is no chain. The house is empty. The survey showed no major issues. The paperwork showed no issues with fixtures, fittings, or property. It is a 2005 build house which has been well looked after and no known issues and built by a builder renowned for quality builds. Other than a typo on the front page (they have missed the house number off the address!) there are no issues so far.0

Haha you're so optimistic! The woman that showed us around said that they'd moved out 5 years ago because they were having to drive too far to tend their horses so I assume they've been renting it out whilst living in the next village. However... on their legal paperwork under "does the sale price exceed the amount necessary to repay all mortgages and charges secured on the property" - they have answered "No"...0 -

I had my offer accepted on an empty property that was ready to go on 22 March. I still have no move in date yet or sign of completion. For the first 8weeks I was told to get a move on. Then when we called to say we were ready we were told they were just waiting for a court of protection order which should be in within the next week or so. Turns out the vendor doesn't have the legal right to sell the house yet as the owner is in a home and the family don't have power of attorney and this has been with the court for months.
There are probably hundreds of other posters than can tell you their stories of unforeseen delays. There really are no guarantees how long the process will take.0 -
This is so frustrating! I rang our solicitors on Monday, Wednesday and Friday last week. All three times, our solicitor was "busy" and would call back later but she never did. Before that she'd been really quick to respond and very helpful, but now it seems they don't want to know...0

Well we offered on a house on 6 may, and we are nowhere near exchange as far as i can see, since solicitors enquiries brought up a couple of worries, which we only found out this week.
If everything goes smoothly and there are no problems the process can take as little as 6 weeks, most of the time its longer.
As for your solicitors, they may not be calling you back as they have nothing new to report. Searches alone can take a couple of weeks and then the solicitors will make their own enquiries. Yes, if everything comes back in order and solicitors are quick, everything moves fast from there (so I'm told). However you may be being slightly unrealistic if you're hoping to move in the next few weeks.0 -

No, turns out they are just being useless. I rang again today. Again, solicitor was "busy" - I was put on hold for nearly 10 minutes, but didn't hang up. Finally, someone (although not our solicitor) answered and gave us some information on our file. She said the searches had come back and as a result they were waiting on some responses from the vendors. So I asked my EA to chase the vendors. I find it really frustrating that I'm paying so much money yet I have to pester them to find out what is happening.0
