The system in the UK serves no logic what so ever. The fact that any tom !!!!!! or harry can put an offer on a house and pull out is mad. Also, the fact that a vendor can accept an offer on a property and then pull out after the prospective buyer has competed surveys etc before the day of exchange is also mad.
The law should be - once you make/accept and offer it is legally binding - period!!!0 -
If you are the prospective purchaser and you get notice of redundancy, or of a terminal illness, the day before exchange you are very glad of the English system.
I do agree that something should be put at stake by both parties to make the system more equitable, but how much should someone told they have no job, or six months to live, be required to forfeit?I am a mortgage broker.
