It's a little terrace in the middle of industrial buildings - is there a lot of noise from the commercial buildings? Is the road outside very busy?
Yes, this seems very important.
From the ad it looks like industrial units both sides and behind(?), with a busy road out the front.
Unfortunately this is quiet a negative, say compared to a similar sized house in a quiet little street. Does the OP think this has been factored into the asking price?Hi DRP,
I've spoke to estate agents in the best way to proceed and I'm just told how quiet the market is in general.
I've asked what I can do to get things moving but I'm not getting any direction.
Unfortunately after 3 years it may be that your EA is much less motivated with your property than the newer ones he has on his books.Seems to be having a floor plan is must. But my point is surely the EA should have provided this without me having to ask. Surely this is their role is it not?
You must check everything that is included in the fee before you sign - get several agents tpo do a valuation and compare what they include.
Obviously, based on your experience, the important things are: %fee, exit fees, floorplans, EPC, length of contract (ideally 8 weeks or less).0 -
Hi Mojisola,
I totally see where you are coming from. I've seen things like this before and I've said to EA about reducing the price. They felt it wasn't necessary.
As for noise from the other buildings, I can't say noise has been a problem for me whatsoever, Although I can certainly understand your point of view on that one.0 -
It's a lovely little house, and there's nothing glaringly wrong with it, although all the others have valid points. Yes, a shower is certainly a selling point, and if you can have an electric one fitted easily in the bathroom (with a screen, never a curtain these days), it might be worth it. The attic room isn't a bedroom as such, but it is being honestly marketed, so that's all OK. Agree that a plan might help a little, but it's not huge, and having four-floor floor plans can be as confusing to say as look at. It's a small courtyard, but looks attractive (and I think you said you'd got more flowers out now... great)
It's still down to the price... sorry, but if you want to sell in a slow market (and nothing shifts that fast around there), it's down to the price. If you aren't in a hurry to sell, then don't drop the price, and someone will love it eventually (It is a lovely building, well-presented, and better than some others listed nearby). If you want to sell soon, drop the price below £100,000... probably £95 ~£97,000, and accept over £90,000.
If you were getting viewings, but no offers, I'd suggest dropping to just over £100k.... then, see what feedback was like, and possibly get the agent to hint the price could be flexible. However, the paucity of even viewings suggests the price needs a larger drop.
If you can wait, I wouldn't drop that quickly, as with summer here, the market picking up a bit (it's not as hot as the Daily Mail would try to convince you) you may get lucky. But, to get that sale, price is key. Worth remembering that, while your house doesn't sell, the price of the house you are going to buy will probably be going up...
But, it is a lovely house, and does have the "cute & comfortable" feel that means someone will love it... Best of luck, whatever you do decide.0 -
Looks way overpriced...

A similar property sold at the height of the boom in 2006 at £97K. Given the national reduction of 15% I would expect yours to be a good buy at £85, definitely a stretch at £90K. You're trying to sell at 20%+ that.
Here are similar properties in the area:
£85K:

£80 for three beds:

For each of these properties, you've got to clearly articulate what's better in your property to price it that way. Something unique about its location or layout or view or whatever.
Don't fall into the trap of blindingly trusting your EA.
Just browse this and compare, I may be mistaken above, you're the judge, but I cannot see more a more clear sign than three years with only 4 viewings and no offers.

This house really needs a floor plan. Please please get one done. I think your price is off whatever the agents say.0

A floorplan would help, the property appears to be only one room deep and four floors high so it might be a bit of niche market..................
....I'm smiling because I have no idea what's going on ...:)
