    have you had a good chat with the EA to discuss how he thinks it would be best to proceed?

    After 3 years it would be the lack of any guidance from my EA that i'#d be most p****d off about, rather than slightly dodgy photos...

    Why don't you post a rightmove link up so we can see what the place is like?

    Holmfirth is lovely but I don't know what the local market is like there. The kitchen and reception room look really nice and spacious



    Minuses:

    NO FLOOR-PLAN! This really, really is an absolute must.
    The two bedrooms appear really tiny in the photos.
    Why is there no photo of the second bedroom, just the nursery and attic ones?
    No outside space bar what looks like a tiny yard.

    Everything depends on what other similar properties have actually sold for recently in order to say whether yours is reasonable or over-priced.

    Edit: Seen the second bedroom now. It could be a rather nice and useful room but the photo isn't showing it off to its best advantage.

    If a sales has not been agreed on the property a withdrawal fee of £200 plus VAT will be payable plus any outstanding disbursements.
    You need to know what they are before you can make an informed decision.

    Hi DRP,

    I've spoke to estate agents in the best way to proceed and I'm just told how quiet the market is in general.

    I've asked what I can do to get things moving but I'm not getting any direction.

    Seems to be having a floor plan is must. But my point is surely the EA should have provided this without me having to ask. Surely this is their role is it not?

    I'd ignore the attic space and say three floors. I presume you don't have necessary planning/approvals for it be classed as a bedroom.

    What's a 'white house bathroom'? Just say 'white bathroom suite' unless it's a desirable make which I'm unaware of!

    Pic 1 would be better taken further back so we can see just how near the road you are.

    2. fine, but I'd de-personalise and lose the wedding pics. Mirror over fireplace would be better. Would probably lose the coffee table too - even if only for photos.

    3. what is that in the fireplace!?

    4. No window in the bathroom? Will put a lot off. Also, no shower anywhere? That also doesn't help. I would change the taps to one with a hand-held shower.

    5. Would leave that picture off, or lose some of the furniture in it.

    6. Lose the posters, just looks studenty. Lose ornament on windowsill, lose boxes - just looks like no storage. Really can't see that fireplace clearly. Is there other stuff in there too? Don't like the green at all, but that's maybe personal taste. Would neutralise.

    7. Should not be used as a bedroom if not got relevant approvals. I don't think you're doing yourself any favours by implying it's a bedroom.

    8. Fine, apart from whatever it is in that fireplace (as mentioned before).

    9. Is that really as big as it is? At least cover up the green mossy bit (repaint) and make it pretty/attractive. Flowerpots, twinkly lights even, just something to make it look like a useable space and not somewhere that just fits a table/chairs. What's above it?


    I can see radiators, but it doesn't mention GCH anywhere.

    It looks double glazed, but I can't find any mention of it.

    It looks to be on a main A road. That alone would put me off. If it's quiet, say so. Can't get street view on RM on my work computer, so can't take a look. What's nearby?

    Can see the river. Sell that if it provides nice walks, views, etc. Of course, the risk of flooding might also be going against you.

    You seem to be near a station, is that a selling point where you are? Is it commutable into a major town?

    I like the levels :)

    According to Zoopla, nothing has sold in your street since 2007, and there were only 5 sales between 2004 and 2007.

    Why is this?

    Once you have this reason, it may explain your lack of viewers.

    I'll leave you to examine the sales patterns in the postcodes and streets around you to see if their patterns differ from yours. I don't know the area.

    HD9 generally shows multiple sales in 2013, so why not your street?

    The main thing that would put me off, as a 6ft3in tall individual, would be the lack of headroom over the bed.

    Oh, and regarding the fee - think about it, how much would you need to cover your expenses and outgoings for 3 years if you were in the EA's shoes?

    It's a little terrace in the middle of industrial buildings - is there a lot of noise from the commercial buildings? Is the road outside very busy?

    Thats really kind advice. Many thanks for doing that. I'm going to look into all your comments.

    3. Whats in the fireplace.

    Its not actually a fire place but the chimney breast. We basically put a shoe storage table there with logs in it to try and give the room some character

    4. No Window or Shower

    We've no window or shower. Obviously can't do anything about the window. A shower is something we did discuss but actually felt it wasn't a big selling point. I'm happy to be corrected on this though.

    9. It is a small space no doubting but we have tried to make it look like a useable space. Above it is the entrance to the house. We've actually got a few more flowers etc now

    The house does has have Gas Central Heating and is fully double glazed as well

    Yep we are near a train station. I think that should be a selling point but I honestly don't know. And you can get to the nearest town very easily and also easy links to Manchester, Leeds & Sheffield.

    The house is on a main road and I do think this is my biggest problem. Obviously nothing I can do about that one. As for whats nearby, Honley is a fab little village and its very scenic.

    Once again thanks everyone for your input. You've all been more helpful in the last 3 hours then my EA has been for the last 3 years
