  • We put it on the market 2 weeks ago and had 3 acceptable offers (1 pulled out then sealed bids). I think about 10 viewings in total. I think the key was we had a good idea what it was worth, it is a popular area with nothing similar for sale, and we picked an agent who didn't price it out of the market we are looking at.

    After 6 weeks I think things will always slow, you will only get people who are new to looking. When we last sold (2009) the agent said he worked on the rule that if it hasn't had an offer within 6 weeks something is wrong - price/lease/whatever. I can't vouch for that, but sorry if that isn't what you wanted to hear.

    No lease..its freehold.. so no issues there...

    I'm not really in london. .and would have been surprised at that many viewers.. e.g. plus 50

    time for another local agents opinion i guess..

    I did that last week-= lots of people looked and said useful things like

    I wouldn't pay that much - you can get a house that big here for half the cost (well i'm not in Dudley...I'm in Croydon... so not that helpful)

    I'd call it a 3 bed - an 8' x 6' room is not a room?!

    So i'm not that sold on people saying anything that helpful - if general opinion is I should have had an offer in 6 weeks - then the price is the only thing i can change - presentation good - location - OK and I can't change it!!

    Nothing and I mean NOTHING - has sold within 1/4 of a mile - within the past 6 weeks.. Perhaps I'm in a housing cold spot..

    Its priced at 465 currently - (a house the same as this sold for that price a few months ago - and I'm under the impression that the market has gone up.. ) So I thought it was a fair price (EA's said that I could market at 475... ) I'm concidering the only drop that would make it appeal to new buyers would be 450 (because of how the bands work on rightmove work) But I am slo wary of dropping my price - to 450 thinking people will offer less... (people always want a bargain)


    I hate this house sellnig game..

    Generally you will get the first flurry of interest within 2 weeks.

    After 6 weeks it's time to review your strategy.

    However, before you do anything too drastic you have to remember we are now more or less past the traditional "Spring Surge".

    July and August are always quiet months. September and October will usually see a mini "bounce", tailing off again as we hit November when folk start thinking about Christmas.

    My advice is - if you can - play a waiting game and see what happens. Don't fall into the classic trap of chasing the market down during what is traditionally a quiet time.

    Timing is all.

    If you decide to relaunch, lower prices etc then go for the first week in September, when the children are back at school and the market comes back to life after its summer recess.

    BTW whilst I agree 8 x 6 isn't a huge room it is still big enough to be classed as a single bedroom so be sure to market it as such. Don't throw money away by saying your house is a 3 bed.

    That use to be my Sisters hobby .... viewing houses.

    i'm now pondering my next step..

    After 6 weeks of viewings and the Spring 'flush' now past with no offers, the obvious option is to drop the price.

    Anyone who was interested will have now seen your property which is hanging about like a bad smell.

    I'd suggest taking 10% off the price and getting your EA to push it with an 'open day' before peeps clear off for their summer hols and the market goes flat as a pancake.

    Obviously if you posted a link, peeps here could advise you on the staging for sale but you seem to think we're not worthy. Maybe would-be buyers are also feel they're being judged?

    This may well be the best option but it's probably too late in the season now. You need to get the timing right.

    So when is the right time.. Spring flutter over.. Too late to get a 'quick sale' in before the summer??

    Honestly .. its not that I dont think you are worthy - but I put the link up before.. and had no 'constructive' comments.. Just 'its not a bedroom' 'it costs less to live in Dudley..'...

    why would you email an estate agent about a property? clearly email isn't a priority for them - just pick up the phone!!

    anyway, with regards to the OP:

    when selling last year we had around 20 viewings in the first few weeks then it tailed off to a couple a week...

    Our house has just gone on the market this weekend and it seems similar to last year - we had 9 for an open day and 2 more booked for monday night.
