I put my property on the market 6 weeks ago now .. and viewers have slowly dwindled over the 6 weeks.. and i'm now pondering my next step..
I'm trying to work out how many viewings would be about right.. so how many viewings have you had..

Not sure if I'm qualified to answer this as when we last sold - 2011 - we accepted an offer in the first two weeks, but during that time we had four viewings including one no-show.
When selling the previous house I'd say we had only three or four viewings in the first six weeks......that house took around six months to sell (2007) and we only had six viewings in total over that period.
However, both these houses were quite unusual properties and the relatively high price bracket reflected the number of interested parties, IYSWIM
Edited to add - 2011 sale was in Essex, close to border with Suffolk. 2007 sale was in Hants.Mortgage-free for fourteen years!

If the price is right and you have good pictures then the viewers should be knocking at your door0 -
But how do you work out the right price.. because the buyers are not knocking loudly enough for my liking (and no i'm not adding a link.. before you say it.. )
I was trying to work out if an estate agent can take a property off right move for a few days - then add it again... with new pictures.. and a new price - and whether that would look better than reducing it. .
i'm also trying to work out if 6 weeks is that long in the current climate (I'm in south london/surrey) nothing has sold in my area since I went on the market.. are well all over priced (possibly).. or is it just a slow area?0 -
I wouldn't remove and re add, better to be honest and say you've lowered the price.0

I have just had a full asking price offer on my flat in Crystal Palace after 3 days and four views.
We checked for how much similiar properties were selling for in the local area by checking Zoopla and the land registery.What was made easier for us was the fact there was a similiar property in the same purpose built development as ours. We priced ours £7000 under theirs which had been on the market for about 4 months. Ours was also presented in a better way in regards to photos and inside the property. We also made sure the communal areas were well presented by litter picking,scrubbing the communal stairs and walls,leaving plants(lavender for smell) and scents out. The market in London has gone crazy at the moment ( i know as ive been trying to buy a place since our offer was recieved). If yours hasn't sold then given your location is London i would hazard a guess and say your price is the main reason. If your property is leasehold and has under 80 years remaining then that could also be a reason(we extended ours because of this).

Wow. That poll does not work for London! On average people are getting 20-30 viewings a week, and often 50 + viewings in the first day.
So far this month I have lost out on two houses I wanted to buy. The first was on at 510k, so I offered 500 (ie. under stamp duty). It sold the next day for 570. The one after that was a 2-bed flat in need of total refurbishment, with a short lease, and sold for 40k over asking price (535 total).
As a buyer I would love to take time, but for you as a seller you want viewings.0 -
I assume location is a big factor? We live in Berkshire. EA took photos Friday 3pm, sent someone round at 5pm, offer came in and deal done Sat morning. Our property never even got on the Internet. Previously living in Surrey, all properties had offers accepted around 2/3 weeks0

some estate agents are not very efficient at answering all emails which are sent to them by prospective buyers. As a buyer ive had agents contact me up to 2-3 weeks after i email them about a property0

Well my next door neighbour has just sold after four years on the market...
Originally on for 500k and asking price was down to 360k..
So do not lose faith after a few months.It is nice to see the value of your house going up'' Why ?
Unless you are planning to sell up and not live anywhere, I can;t see the advantage.
If you are planning to upsize the new house will cost more.
If you are planning to downsize your new house will cost more than it should
If you are trying to buy your first house its almost impossible.0
