Yes.
very.
Minimum of 8 weeks arrears - then to issue either a S.8 or S.21 notice, which takes time to fulfill, in the meantime they are loosing more rent, then to pay to go to court, then to wait, and more than likely pay for a locksmith and a clean up operation when he final date of eviction comes.
are you a landlord or a tenant?0 -
In court fees it's £175 to issue a claim in the county court, or £100 if done using the online process. £110 to obtain a warrant.0

Plus the 8 weeks arrears.
I have always tried to bargain with anyone whom owes money.
the courts are not there to asswist landlords. I have known judges actually not know the correct law and made incorrect rulings in the past.
Anything now I have to go to court I have a consultant who handles all the form filling in and appoints the bailiffs.0 -

The actual procedure is not that costly if you do it yourself - as pointed out a few hundred pounds. But the missed opportunity and the hassle is the most costly elements, so the indirect cost can be quite high.0

They can just give tyou notice to leave if they wish, just like you can give them notice to leave.
yes
what if you dont leave though?:footie:0 -

If the landlord is diligent & careful it should cost nothing bar a bit of form filling. Why? Well, the tenant may well bear all the costs if the Judge so rules.
Cheers!0 -
Depending on the court route used, the outcome of the case and the LL's reason for eviction, all LL's costs can be awarded AGAINST the tenant under the court judgement!
This situation does little for a tenant's future renting potential either ...0
