I Hate my Solicitor and the Vendor's!

FTB, no chain, seller motivated.

It turns out that my solicitor is useless. Worse still the vendor's solicitor is useless! :mad::mad::mad:

Our purchase involves two adjoining pieces of land. I obtained the title documents myself and the additional piece that the house is not on has a restriction for reasons unknown.

Well, it's now seven weeks since our offer was accepted and we *still* don't know anything about this restriction! Our solicitor keeps forgetting that there are two Land Registry titles and keeps focusing on the one with the house on! Worse still, the vendor's solicitor is doing the same thing! :mad: It was even missing off the TR1 form... :mad:

Another example: our solicitor received the fixtures and fittings list a few weeks ago. When we got it we saw that the wood burners were missing. Probably just a trivial oversight by the vendor. So I ask our solicitor to ask about it. After waiting nearly three weeks guess what I received in the post today? Yep a duplicate copy of the same fixtures and fittings list! No explanation why I'm being sent a duplicate. No stupid wood burners listed. No indication if any other questions were answered or not. Sigh.

Almost every official document we get has mistakes. For example our last name being used for the vendor's last name, spelling errors, typos, etc.

I've already sent a list of complaints to the partner in the law firm but this is just silly.

We are ready to move. The vendor is all boxed up and ready to move. The survey is done, the mortgage offer received. But we are stuck in renting hell with no end in sight thanks to these clowns.

    Interesting post!

    Why did you choose this conveyancer? If it was because they are cheap then you have got what you should have expected.

    How do you communicate with them, one of the key things with your legal representative is to identify from the start what is their preferred method of communication.

    Then, you drive the deal, you contact them and tell them what you are expecting, you give them time scales to work too, ask them for time scales and make them stick to them.

    these are your issues and you can alter it by your attitude and your perseverance, don't let them be in the driving seat!

    If there are particular things that you want to know put them in writing.

    Solicitors get lots of phone calls and it is difficult to take down every detail of what someone says. Make it clear in writing that you understand that there are two tiles and that you want to know about the restriction.

    Thanks for the encouragement. I chose them because they had good reviews from a lot of people. They are a full service solicitors as well...

    I communicate only by email and have called only once out of frustration.

    I think that if only one solicitor was bad then it wouldn't be quite so overwhelming.

    How do I make them stick to timescales? By threatening to leave? They are acting as the solicitor for the mortgage company as well so I would have thought it would be a huge pain to switch now.
