    Personally i would say that an offer of 173 on offers over 170 or so is pretty good...but perhaps the key is increasing the offers over amount if you want to see if it will generate a higher offer...or accept one of the offers on the table...

    i'm probably in agreement with the poster who says theres likely to be a clause in the contract with the EA that says even if you find your buyer independantly you may still be liable for the fees to the EA...

    I was hoping for 178k if Im honest but cant afford to stay here so need to move quickly

    Why not 175,000? What's this cash business about?

    I dont know properly tbh, he said he will give me 5000 in 2 weeks and the rest as normal?

    personally i would speak to the estate agent...if 178 is what you are after and is achievable then in my mind your offer over price is too low,.,

    There clearly is potential,and possibly demand because of the amount of interest in the number of viewing you have had so far,but its a case of how long it takes to convert that interest into a proceedable offer at a level you want.

    Personally I would possibly avoid anyone who is a friend of a friend buying with a part cash offer...there are so many fitfalls when selling you just want to do the deed and move on...selling to a friend of a friend may at best run smoothly,at worst split the friendship.

    I would ask the EA to market at offers over 175 for a period of time if you can wait that long,just to guage the interest in the property and hopefully generate the offer closer to what you need/want

    I have just had a call from ea to say that we now have on offer of 175 so I will see if that improves
