Please advise with house sale

We put our house on the market 10 days ago, we had 23 viewings and an offer of £173,000 the buyer has sold and wanted to complete in 3 weeks
We felt it was too low so they upped it to £175,000. Since then without my consent the estate agent stopped booking viewings and have been pressurising us to take the offer. My daughter in law rang them and they refused her an appointment to view!!:eek:
In the meantime a friend has viewed with his daughter and she has offered 170,00 plus 5000 cash. He has brought round a mortgage in principal letter and asked if its a deal. Now I havent got a clue what I should do next and I am panicking!! please can anyone advise?

Are you happy with an offer of £175k for your house? if you are then presumably you need to accept one of these offers you have received. If you're not, then tell the EA this and get them to continue marketing it.0

Remember that the estate agent works for you. Look at your contract. If the buyer came via yourself (and not the agent) then you should be able to sell without them taking a fee but it depends on the contract.
They can't sell your house without your consent, doesn't matter whether they cancel viewings and have a buyer lined up, it's still your choice.0 -

There will be a contract - ask for a copy.
It's most likely that the EA will be entitled to their fee whoever buys the house during the contract period (and usualy six months after).
They shouldn't however be preventing viewings. You need to tackle them about this!!0 -

do you feel that your house is worth more money than the offers over price...or indeed the offers you have received?
It strikes me that prehaps the estate agent is holding back on further viewings until you have made a decision on the offer their viewing has attracted.
Personally i would say that an offer of 173 on offers over 170 or so is pretty good...but perhaps the key is increasing the offers over amount if you want to see if it will generate a higher offer...or accept one of the offers on the table...
i'm probably in agreement with the poster who says theres likely to be a clause in the contract with the EA that says even if you find your buyer independantly you may still be liable for the fees to the EA...frugal October...£41.82 of £40 food shopping spend for the 2 of us!
