The prevent the builder "banging it off"
Where it looks like lots of work has been done very quickly, when in fact the vast majority of the work is in detailing.
Some builders over charge on interim payments for work, then vanish leaving you with a huge bill to finish the project as you over paid for what was already done.
The architect filters the payments in to hours / percentage complete.
So if the builder vanishes, you have enough funds to complete the project.
They also know every dodge and bodge in the book and make sure it gets done correctly .Be happy...;)0
