8 feet by 5 feet sounds like a large cupboard..................
....I'm smiling because I have no idea what's going on ...:)

8ft x 5ft would fit a single bed in ..
it is therefore a bedroom ..
I hate this 'that room is too small malarky.. 'you can buy beds with stuff under like wardrobes - desks ect.. mkaing small spaces very 'doable'
I'd ask yoru esstate agents in your area. .
I'd sell as 4 bed - even if bed 4 is a dressing room .0 -
Personally if I were to ever have a dressing room, I would want it coming directly off the bedroom, but thats my preference. I would also choose to use the smalle bedroom as an office. So I would advertise it as 4 bedrooms or it might put people off a like me they may want flexibility.£2 Savers club £0/£150

As the others have said, regardless of what it is just now it is a bedroom. I would advertise as a 4 bed, and then in the particulars say something like "bedroom 4, currently used as a dressing room".0

It's capable of being a bedroom, market it that way. You could put a chair-bed in there.0

They haven't included size of dressing room though....make sure you do as people can see if it big enough for a bedroom or not thenHave a Bsc Hons open degree from the Open University 2015 :j:D:eek::T0 -

Thanks for the link. It's a different sort of layout really and it's hard to tell how big the 4th bedroom/dressing room is in the link. I do know mine could be used as a single, but it's very small though....0
