3 bedroom flat with dressing room, or 4 bed flat, what's most appealing?

Advice please.
What would be better with a view to selling a large 2-floor maisonette?
On the upper floor we have 3 double bedrooms and one small single bedroom, that has been fitted with inbuilt wardrobes and turned into a dressing room. Would it be better to turn it back into a small single bedroom, making the property a 4 bed, or market it as a 3 bed with a dressing room?
Ideas on what you'd think would most appeal much appreciated.

I would get the agent to advertise it as a 3/4 bedroom, explaining what the 4th is currently being used for, then it's up to the individual what they want to do with it0

If it's big enough to put bed in it, then it's a four-bed regardless of what you currently use it for.0

It was already a dressing room when I bought it.
It could fit a single bed and a small wardrobe, with a small bedside table, but it is a small room. If the wardrobes that are now fitted were not so nice and good quality, I would have no qualms ripping them out, but they are very nice.
I just have to make a compromise one way or another..0 -
I'd market it as 4 bed. Doesn't matter what's currently in it.0

Yep it's 4 bed but something in description about currently used as a walk in as you don't need to use it as a bed. Someone might want to use as an office or something anywayHave a Bsc Hons open degree from the Open University 2015 :j:D:eek::T0
