Hmm, yes, but at 38, you have no assets in the form of a property. I know a guy who is 53 who has been "happy to rent all his life", but he's now wondering what he's going to do in retirement. He has no property - just a rental place. This isn't your situation - I'm just using the example.

i know a guy like that, he is 52 or 53- not the same guy by any chance? he lives in hertfordshire
things arent the way they were before, you wouldnt even recognise me anymore- not that you knew me back then ;)

Before Hollywood is right. I take the view that now I have a house, I can travel the world all I like, and rent my place out if I want to. My mortgage isn't a ball & chain.

The guy I know is in south London - not Hertfordshire! It doesn't surprise me to hear there are a few around in that situation

He stole that thread idea from you didn't he? He didn't even acknowledge your original thread, damn right disrespectful of the big man.

He does differentiate between asking prices and selling prices though.

    So my earlier comment stands.

You don't know the first thing about economics.

The best time to take on debt is when interest rates are high.

This quote suggests you don't know anything about economics.

thius farmiong thing has really gone off on a tangent.

All I was saying was in years to come when we are going to HAVE to stop importing so much as there simply wont be enough energy to import it all ( or wont be cost effective to do so) we as a nation shall have to look at being more productive and less wasteful in our farming.

you are starting from a flawed premise, water is owned by other countries, fuel and power is supplied by places like russia and middle east. there are very few things in the world we are self suficient in and it doesnt matter.

You didnt understand what I wrote clearly. I never said we are self sufficient, i said the day will come where we shall have to be more self sufficient than we are.

"it doesnt matter" seems very short sighted to me. I expect it will matter very much. I just hope we havent built over a significant amount of our farmland with shedloads of exectuive apartments that no one can afford and no one is buying.
 Well aint funny how its the little things in life that mean the most? Not where you live, the car you drive or the price tag on your clothes.
Theres no dollar sign on piece of mind
    This Ive come to know...
So if you agree have a drink with me, raise your glasses for a toast

We can go back to the age of steam, we still have a lot of coal under this island & with rising sea levels due to all that extra CO2 it'll be easier to transport round.

Coal & kite powered ships - you heard it hear first. :money:
"Mrs. Pench, you've won the car contest, would you like a triumph spitfire or 3000 in cash?" He smiled.
Mrs. Pench took the money. "What will you do with it all? Not that it's any of my business," he giggled.
"I think I'll become an alcoholic," said Betty.

i never called newzeland a 3rd world country, i was just useing them as an example of somewhere that through demographics, geography or economics are vastly more efficent at food production than we are.

if you think this country is self sufficent then you are livving in a dream world, all our electronics come from sweat shops in china( that includes the chips on the pc your typing) all other raw materials etc come from poorer places. we have almost no manufacturing base any more cause the free market says so but we should protect farmers, sod that.

subsidising industries is inefficent and just distorts the market place while forcing up taxes, they tired it in the 70s and soviet russia.

if you think giving poor countries the oppertunity earn money for working hard and growing thier economy to the point where they actually might be able to buy something is exploitation while dumping tonnes of subsidies food from europe on the african market and killing their local agriculture industry is ok then fair play but protectionisim is just an im alright jack attitude using national interest as a defence.

You have not understood what I have written. I was commenting on how we are not self sufficient in anything and how it will be our downfall. I do feel it would be much better if we were though, and it does matter.

You are just telling us your views that come from prejudice and rumor rather than facts.

By the way PC chips are not made in sweat shops but highly automated and sophisticated factories. Dresden in Germany is one example. Others are located in developing countries, but mainly due to less red tape and taxes.

I agree that it will become important to be able to produce more things we need ourselves, and not to do so is a very short-sighted view. Over the last ten years the perceived wealth in the country has been generated by selling each other ever more expensive houses allowing those who have sold houses to downsize to get a free ride of someone else who will have to work for 25 years to pay them. At the same time our economy has been hollowed out so that we no longer produce anything we can export to other countries to bring in new real wealth. Someday our country's borrowed money will need to be repaid. As a nation we have lived beyond our means importing everything we want from other countries and have mortgaged our future. Future generations will have nothing to mortgage and nothing to sell to the rest of the world. It really is quite a dire state, and it is amazing how so few people can see what is happening.
