    I have sympathy with homeowners , particularly unmortgaged onespaying for certification for this that and the other, but landlords? I am afraid it falls under duty of care to fulfil their requirements. That they haven't made the basic attentions they need to then they should expect the book thrown IMO.

    i agree. I had to do this in April and the paperwork alone is expensive, but when you're dealing with electrics and the associated risks, *I* want to be sure as the landlord that the engineer knows exactly what he's doing.

    Even though this is to flush out MR Pratt( which by the sound of it doesn't deserve the respect of being called mr or pratt IMHO)........ What this has also done has highlighted to me about how strict things are... so basically in theory, if you run an electrical cable from the house to an outhouse/shed or outside light, it has got to have a cert or be inspected by the building regs people in the council???


    Also I was telling my parents that we are now going to buy the windows from b&q ( or another diy store) and install them ourselves, and they mentioned, that you now got to have a cert for the installations of new windows??? and inform the council??? as if/when you go and sell the house, the potential buyer/their solicitor will want to see the certs??? is this right? is it compulary that you need a builder/window fitter to fit them and issue a certificate?

    I don't know the answer to that one, Alf. I know we have to certify that our building has a certain U-value (measures the heat loss from the building) which means we have to choose the windows with a certain U-value in order to meet the requirements (or improve our insulation elsewhere to give the house a better overall rating), but I thought this was because we were refurbing the property, not simply replacing windows.

    Do you guys know of any good auctions around the Wales, Midlands areas?

    There are local ones to us, but they are mainly probate sales from old welsh farming families - hardly a hotbed of good looking furniture - or divorce sales. You can get stuff cheap, but it's not usually quality items.

    I am more of a mid-century type person from a furniture design point of view. Once the kids are in school, I'd be willing to travel out to places. I know there are some in Carmarthen, what about South Wales? Do you know, CTC? Or even Bristol or directly East of us in England?

    I almost bid on this, http://www.ebay.com/itm/AMAZING-VINTAGE-1970s-DINING-TABLE-4-CHAIRS-RETRO-CHROME-KITCHEN-INDUSTRIAL-/301035998629? but OH has vetoed it as an impulse buy (anything we have really needs to accommodate at least five, as that's how many we are before guests).

    The weather is better here today so it looks like a morning of cleaning the chickens out and checking their health.

    Rozee, I don't know of any auctions in your area personally but would definitely recommend persisting with searching ebay. In the last ten years we have purchased most of our stuff via that route. We furnished around half of a 3500 sq ft house that way - everything from a £4000 (yep, really....and it was only the second item we ever bought via that method :eek:) sideboard to items costing a few £££ ;) I recently made an inventory of our current (smaller) house contents and where each thing was purchased and it would be easier to list items NOT purchased on the bay as opposed to ON it, lol :rotfl:

    Over the years we've found some amazing bargains - and whilst I'm not personally a mid-century modern fan, I do really like the set you linked - even the £4k sideboard was valued at double what we paid, so it's all relative, and I just love hunting online for my next purchase, but then I'm known as 'the eBay queen' by friends and family, lol :o :rotfl:

    Thanks, Phoebe. Do you go and pick the things up? I think the problem for us is that we are soooo remote from most major urbanisations that the travel costs and the practicalities of collection (five hour plus round trips when you have children) are off putting.

    Having said that, if we combine our searches with one of our regular trips to the Other Country (England ;) ) we can probably do a bit of a detour and pick up that way.

    Rozee, from time to time we see quality mid 20thC stuff at our local auction and it goes for relative peanuts. I would guess your local auctions will have a few items of interest every so often, it might be worthwhile subscribing for the free online catalogues so that you dont waste time travelling unless there is something worth seeing.

    Talking about wasting time, just went to our local car boot, tat, tat and more tat. Didnt buy a thing. Not that we need to buy any more atm after our buys this week! Couple of Spode plates looked interesting in one lot, turned out to be Tumbledown !!!!!! c 1830 :j:j

    Just has a bonfire in sleety rain to get rid of MIL's old papers, cathartic.

  • Rozee I must admit I have lost touch with auctions now.... Ffairfach is hit and miss, BUT does have some gems there...I have also heard that whitland ( on the sane day as ffairfach) is cheap too, ( never been)


    Rhiwie is the best one to ask about auctions these days...


    Right off to the botanical gardens this afternoon, have never been there before,( I know its the wrong time of year really) but they have a local food festival on this weekend... Plus I need to start going out and about which has nothing to do with work..


    Face has stopped itching, but skin is very flakey now.. but yep bum cream all the way.....lol...
