in my experience usually owned by the freeholder and unowned by the leaseholders. This of course is the general case, but not true for every situation.
In large blocks it tends to be the case, but in smaller developments and house conversions there is some degree of sell off.

Get the title plan off the land registry. Any freehold spaces will clearly marked. If its a visitors space it sounds to me like its on a private residents parking area. Which would mean that you would have to pay an annual fee for the upkeep to the freeholders and you get an allocated space and a visitors space. If this isn't the case I can't see why there be 'visitors' spaces. It would be either be your house has two freehold spaces or the parking is public on council property and no one has a legal right to over any of them.0

The simple quetion is, is this space on your land or not?
Half the parking space is on our land, the other on our future neighbours. That's how it looks to me. Its a town house and half of the second parking space sits outside my kitchen window. The Estate agent informed us it is a visitors space owned by our neighbours who have an additional 2 parking spaces as well.
Our future neighbours across the way park over two spaces so I think there is some conflict going on over ownership of parking space!!!

So...... the EA informed that our soon to be next door neighbour owns a visitors care parking space where part of this parking space sits outside our kitchen window.
Paperwork from our solicitor: No visitors car parking exists we own the section right outside our kitchen window. The other half we assume our neighbours own.
Will be very interesting when we move in!0 -
I hope your solicitor is going to lock this down tight so you are sure of the size of the bit you own.
