Surveyor for 13 yo development house: Mine, banks or EAs?

Hi,

I need to arrange a surveyor for above.

EA has pushed theirs. EA acting for seller so using anyone recommended by EA seems silly.

Mortgage bank is charging me a valuation fee of 330. I believe I can up this to a Home Buyers report for an extra 200 odd.

I could arrange my own surveyor for ~500-600???

Which option is best?

I cant believe a structural survey makes sense?

Will a HB survey test the central heating?

    A HB report will not test any services as surveyors are not qualified to do so. They will tell you to get a Gas Safe engineer in.

    Do not use the EAs srveyor as there is a conflict of interest.

    I would pay the extra 300 and get he banks surveyor to do the HB report at the same time.
    Eat vegetables and fear no creditors, rather than eat duck and hide.

    I'd upgrade the banks too, avoid EA.

    I'd upgrade the bank one, or don't bother doing one at all. With a 13 yo house you should be absolutely fine without a home-buyers or structural survey.
