    rent controls that reduce rents increase demand

    rent controls that reduce rents decrease supply

    how does that help people wanting/needing to rent?

    we need increased supply; more properties need to be built

    letting agencies, deposits etc ought to be properly regulated and the rules properly enforced.

    Well the first is a double edged sword, the decrese in supply for rent will mean that each one is sold so one less needs to rent, the overall effect would be much eitherway, if ti was a big swing it would go someway to reducing house prices.

    The end of the day I agree the overall solution is we need more houses built, but why not in the meantime have fair rents for all.

    Absolutely, and short supply of affordable housing (ie council /housing association housing) has added to the problem.

    But some form of rent control is also needed. In European countries where renting is commonplace, they have much stricter laws on renting and tenants are given much more security of tenure. In these countries renting a property and owning a property provide equal status because both provide a 'home' for as long as the occupier regards it as home.

    Home ownership in Europe is, on average greater than the UK.

    Do you have detailed knowledge of how renting works in say Germany which is often quoted as being a renters dream; do you know about the onerous conditions placed on the tenants?

    as I've said rent controls increase demand and decrease supply: how is that good for tenants.

    Because something is imperfect that doesn't mean change won't make it worse.

    It that so?

    so lets say a three bed flat share is sold.

    do you really think that three people will buy it?

    My experience is that most people move from modest rental accommodation to larger units when they buy so the supply is reduced.

    What's your experience?

    I have no experience of it by have a large number of German friends who do!

    A shortage of affordable, available housing increases demand, especially in a growing population. Rent controls protect a tenant from the current outrageous cost of renting.

    A shortage of rental property doesn't increase demand but it does increase the price. (demand and supply determine the price)
    A growing population does of course increase demand.

    Rent controls decrease supply and increase demand : how does that help?

    Only if the rental sector relies on private landlords.

    Demand will be increased if the price is lower: NOTHING to do with private or public supply.

    Obviously, the supply can be infinite if the state is willing to apply unlimited taxes to meet their mad targets: this may find some opposition from normal reasonable people.

    It doesn't even have to be tenants it's anyone who lives in an apartment i.e. no washing clothes when you are out, or a house no lawn mowing on a Sunday.

    Plus the fun of moving in and having to bring a kitchen with you.
    I'm not cynical I'm realistic :p
