Is Building Regs Compliance Certificate a legal requirement?

    Possibly she means that if legally you need to notify and the certificate is proof of notification then it would follow that

    no proof of notification= no notification=not legal

    which may not be necessarily true but that's probably how your buyers solicitors will think

    I think needing build regs approval for boilers only came in a few years ago. Plus if you don't have it but the boiler was installed more than 12 months ago you can just indemnify the buyer for it. Our problem is it was installed less than 12 months ago.

    It's actually our solicitor who is asking for the certificate, not the buyer's.

    I believe Building Regs notification for newboiler installations wasintroduced in April 2005 (I may be wrong...)

    So any boiler installed before then would not have a BRs certificate.
