Maybe we can lower the price to 125k then. Cant afford to put it down to £120k as it wont even be able to afford the moving costs or for it to hvae been worth our while. All very useful suggestions though. Ill sort voiles out and inject some colour into the rooms. You try and keep it neutral to ensure you dont put anyone off lol! And ill de clutter where i can. Thanks everyone, fingers crossed all that helps. I would love to part ex it but no where seems to be doing part ex in the area thats within our price range at moment.0

Yeah just tried to view her apartment and its saying its either sold or been removed, hopefully its been sold. At least we are not in the situation she is in so i just need to be patient and hope the new ones on here sell fast hey. Thanks for your help, really really appreciated x0

right no idea about the area but if you're trying to compete with new build prices, then no chance, if most FTB have managed to scrape together £120k, they WILL get that extra £5k for BRAND NEW.
saying that your place looks alright, nicer than most but it's just a new build (well not so new, butyou know what i mean! lol)
what I don't understand is, you're trying desperately hard to sell a flat that's less than a year old and finding it very difficult to do so, yet you're planning to go ahead and buy another brand new property!

It might be an idea to put "NO STAMP DUTY" on the advert. Plenty of people won't know that the flat won't attract stamp duty.
I do think it seems to be a bit overpriced - you can buy a three bed property in your area for 125K:

We actually really like new build properties but have outgrown our apartment. There are so many apartments in our area thats true but we had no option when buying as we wanted to get on ladder. I feel new houses are a different ball game as more people want houses.0

I dont quite understand this comment.
After agency fees and moving costs you're going to "make" nothing on this property, so I'm not sure why you needed to get on the ladder, or what you've gained.
New build properties always carry a premium. You lose at least 10% of its value the second you walk into it on day one.

We actually got the property for £110 as we got 5% paid so we will make at least 5k. Thanks for your help, got to sign off now.0

None of these will make the flat sell, but here's my first impressions:
-main picture has a white patch in the centre (condensation on lens) and the bricks look very wishy washy.
-bog brush has to go
-view out of windows shows lots of houses. Maybe a better angle is possible.Happy chappy0
