Thanks fearnor. THe developers are only selling one bed apartments at moment and wont be selling any 2 beds for another year now. Fingers crossed we sell soon!0

You pay a substantial developer's premium when you buy new build. If you only bought a year ago, I would be very surprised, even with a bit of a price increase over teh year, if your apartment is worth any more than you paid for it new

Where I am they are selling new build two beds flats for £145,000. Second hand on the same developement they are shifting at around £125,000 and nothing has happened to house prices it's just that the demand doesn't actually exist for these properties anymore because there are so many of them. In Birmingham, they don't even sell brand new for what they were asking back in 2004; they're just a bad investment
I agree you need to cover the windows and probably inject some colour in the form of accessories which you can take with you. There's a girl that had a similar sort of post a little while ago and whilst there was a bit of !!!!!ing, there was quite useful advice for her too. I don't know whether she managed to sell or not!
If you're looking at a detached 3 bed house in the same area for £175,000 then I can guarantes that your flat is overpriced. No interest in 5 months is incredibly indicative of that; there isn't really anything, except seeing the other houses in the background that would put me off viewing but there isn't really anything enticing either as everything is exactly the same colour. There's a lot of competition in the second-hand new build area and you have to get your ghead and shoulders above the rest to stand a chance. Ultimately, they are all magnolia boxes
Sorry to be so down, but it's the worst thing to try and sell. I won't even buy a repossession (and there's plenty of them) as I don't want it sitting around for months; the apartment market is very insecure.Everything that is supposed to be in heaven is already here on earth.

That may be the case about Garston but ninety apartments have been bought here and many of them were sold for over £130k. As i said we paid £117k and many have paid more than this so we shud get 125k for it but just dont want to go as low as we can afford to yet as we wont have room to negotiate. Unfortunately not all of us can afford to live in nice areas.0

i too had the same thoughts about photos 2 and 6. if you can get the voiles to 'frame' the windows they should let enough light in whilst hiding the tops of the houses.
also, are you presenting the 2nd bedroom as such ie. is there a bed in it? people cannot always imagine/work things out for themselves!
pack up all that you don't need and add in those luxurious looking colourful touches here and there. cushions, towels, candles kitchenalia (i can't really see what you've got already) but on a mse budget.
can you get a part-exchange? or will your lender let you rent it out even perhaps interest-only and use that income towards your new house?
do you want the new house enough to sell yours at £119,950 - or what about an open day/afternoon?

Thanks Doozer girl. Shoudl have said the house we are wanting is actually priced at £185 but they pay 5% deposit as its off plan. Im panicking a bit now after your post. Oh well we will be staying here till we retire then lol!0

JAYJAY33 I agree with the comments to disguise the view, remove clutter and get better pictures but I've also noticed the picture of your bathroom looks a little odd for these reasons:
1. The screen is not properly fixed to the bath. Yes I know it's movable but when I view a bathroom or see it in a photo I expect it to look fixed in it's useable position.
2. Get some fancy coloured designer-like bottles in your bathroom and put them in the place of your normal stuff for photos and viewings.
3. Get the toilet brush out of the picture. It is in a very prominient place.I'm not cynical I'm realistic

Have you looked at rightmove? I ran a search on your postcode within half a mile and you can buy a 2 bed terraced house for the same price. There's also lots of flats for sale that are *Brand New* for sale at between £115-125k. You can't ask as much as them, let alone more! You're trying to compete with seductive, interior designed show flats and the idea of moving into something brand spanking new.
You can't compete with that.
