Find properties and renting/holiday renting

I hope someone can clarify the points that I am going to raise.

I have used a few websites but I was wondering if someone could tell me about websites that can be used to find properties (especially using street and postcodes and distance range etc) on sale and also properties on sale that need to be refurbished.

-If i rent a house or let it for as a holiday apartments, do I need contracts? what sort of taxes and how much do I pay on it? what other fees do I need to take in consideration?

    Renting and letting are opposite sides of the same transaction. From your questions it's not clear whether you intend to rent a property and then go on to let it or something else entirely.

    In all circumstances where renting or letting property is concerned it would be suicidal to not have a contract drawn up and yes, you do need to declare any rental-income on your tax-return. The amount of tax payable would depend on your other income and whether there's a profit made.

    If you're not clear about what expenses can be offset against rental-income for tax-purposes or what other expenses you can expect to incur you should do all of the research necessary before buying anything.

    I intend to buy a property and then rent it but my intention is to use it as holiday lettings property.
    I have done some research and understand that for a property to be considered for holiday lettings, it needs to fit certain requirements and I understand what are the requirements so far.

    However my question is abut the flexibility,advantages, disadvantages and charges that occur when renting or letting only for holiday(obviously I just need a general idea). so are the main advantages/disadvantages if the two methods (letting for holidays and renting) are compared?

    If you rent out and give a 6 month AST, will you or your representative/agent be changing/laundering linen every week, cleaning/inspecting every week, handing over/collecting keys every week, making sure you have a tenant for the next week?

    No, of course you won't! But these are what you have to do with a holiday let.
