Obtaining building regularisation

If an extension is built without building controls approval but a regularisation certificate is obtained at a later date, would this satisfy future buyers?

    Probably. It is better than the alternative of indemnity insurance, where you have to keep the whole thing a secret.
    You might as well ask the Wizard of Oz to give you a big number as pay a Credit Referencing Agency for a so-called 'credit-score'

    Oh dear, I'm a bit worried if it will only probably satisfy buyers - I don't want a problem on my hands :(

    What are you trying to address? Short of knocking it all down and starting again, a regularisation is the best you can do. It will not satisfy some buyers, but then most buyers don't offer on most houses.

    We're buying a house with an attic conversion that didn't have building regs. The vendors are trying to get a regularisation certificate. This is OK for me but I don't want a problem on my hands when I come to sell.
  • I see no reason why a regularisation certificate wouldn't be enough - it's basically the same thing but done after the fact, no?

    The 2 resolutions of this situation are
    • Indemnity insurance
    • Regularisation
    Indemnity insurance does not prevent enforcement action and provides absolutely no further assurance as to the quality or integrity of the build

    Regularisation means no further enforcement action and does provide partial assurance as to the integrity of the work. This is as good as it gets

    Most people umm and arr over indemnity insurance and accept it. Most will accept regularisation if the mortgage lender is OK with it.

    Should be fine. As in order to issue one the Building Inspector will require access to covered areas. Even is this results in disturbance. Hope your vendors understand this.
