Rewiring costs of large farmhouse? can anyone give a rough guide pls?

Hi all

I saw this question was last answered in 2006 and related to a 3-bed semi, so wondered if anyone might have a more up-to-date idea? cheers if you can help

    London? Devon? Manchester?.....

    You might do better asking here. Lots of sparkies on the forum, but they don't take kindly to open-ended Qs!

    Downstairs - 1 medium-large reception, 2 medium reception, 1 medium kitchen + sun room + small attached 2-storey barn
    Upstairs - 4 bedrooms, 2 bathrooms.

    OK: Ran the MSE pricing model (it's on this site - just hunt...but hard to find)

    £7,428:13. Plus VAT obviously if trader registered..

    I dont think it would be quite that much. I had a 2 bedroom semi done 6 months ago. Large 18ft living room, 2 double bedrooms, kitchen bathroom and it was about £2k If you said your property was twice the size then you would be looking at £4k.

    It tends to come down to how many plug sockets/lights you want really.

    I'm no expert but that seems a lot.

    Still, who am I to question Martin's pricing model.....

    I'd still try DIYNOT and see if a sparkie in the NE comes up with the same sort of figure.

    Suggest you get a proper estimate from a couple of electrical contractors before you base any serious plans on my number... which is a complete guess based on b****er a** knowledge...

    Thanks ACG. Having renovated a similar property 20 years ago, the main thing I took away with me was that everything really does tend to cost double what you thought it would, so anything much less is at least one thing compensating for the rest!:D

    Ah - ta, lodger :) Will be getting building contractor in as other renovation required, but knew rewiring would be a major feature, so needed rough estimate to work out finances.

    We're restoring a thatched stone Georgian property in Wiltshire that sounds similarly sized and have had re-wiring carried out - still got a bit to do, just need to finish removing internal walls in a nasty '80s extension which will become a further reception/bedroom with adjacent bathroom ;)

    So far it's cost us around £4000 - including 20' x 16' kitchen, utility, 3 reasonably sized receptions, hallway/stairs/landing, 4 beds (one currently set up as a study), two bathrooms, hot tub, external lighting including deck lights and external sockets in outbuilding, hard-wired smoke alarms etc.....
