I would agree that if you have a bigger bedroom you have more flexibility and from a personal point of view i spend little time in the bathroom that would want option A, bigger bedrooms.
As for resale, I would pay more for option A than option B if all other things were equal (same area, same size house, everything else same etc).0 -
Would say A0

For me personally, a bigger bathroom is more important as both DH and I would want a separate shower. But then we don't really need a fourth bedroom to be anything other than a box room as it's just us, so it would be a bonus rather than a requirement.
I am guessing though that a larger bedroom would be more important to the more typical buyers for that size house, i.e. families with several children. So if I was planning to sell in the near future, I would probably go with A as I think it would add more value to the house and have a wider market. Otherwise, I would go with what made the most sense for me.
Is there an option C to increase the space in the smaller room (whether it ends up being the bedroom or bathroom) by either moving the walls to adjoining rooms or building a small extension? Could be a way to get the best of both worlds.0 -

Unfortunately C wouldn't work in this house.
We do have a separate shower in the ensuite, so it's not like there isn't a separate shower, just wouldn't be in the main bathroom.
I suppose I was worried that with a large house it would be odd to have a small bathroom, but it looks like most people would prefer the bigger bedroom. I know I would but I wasn't sure if that's what most people would want or not! I suppose it's slightly tempered by the fact that it will only be a small double, not a large one but even so, I would prefer that to a boxroom.
too many comps..not enough time!0 -
Would the box room be ok as a young child's bedroom?Posts are not advice and must not be relied upon.0

4 large bedrooms and 3 small bathrooms. You will get more money for larger bedrooms than a large bathroom.
I am only in the bathroom for 4 hours a week - including cleaning it0 -
Option A without a doubt.YNWA

A every time
I’ve NEVER walked into a bathroom and thought, “well this isn’t big enough to do X Y Z”, as long as its big enough for the 3 s’s .
But there have been hundreds of bedrooms like that.
A large luxury bathroom is a nice addition, but not at the expense of a large bedroom, IMO.0 -

I think if there was only one bathroom in the 4 bed house then a small room would be an issue and a separate bath and shower might swing it for some people. As you'll have more though, I think the size of the individual bathrooms is less of an issue0
