A) 4 double bedrooms and 3 small bathrooms (1 ensuite, 1 downstairs cloak room, 1 main bathroom)
Or
3 doubles and 1 box room, and 1 large bathroom and 1 ensuite, 1 cloakroom
House is on 3 levels.
ETA - There would be a shower in the ensuite, and a shower above the bath in the small bathroom. Separate shower and bath in the large bathroom.

We already live here
Just trying to work out what to do with the layout. It's an edwardian terrace so lots of space but not sure about the bathrooms.

Depends on how big the family is. For me, b) sounds better - i love a large bathroom.0

People spend a lot more time in bedrooms than they do bathrooms and the larger the bedrooms the more flexibility they provide. I've never heard of someone wanting a box room, they always seem to be a disappointing "oh" when a listing has 4 bedrooms and 1 is a box room. My parents house has a box room, as soon as my sister reached teen age it became an awful bedroom for her. A large bathroom is nice but not at the cost of having a good sized bedroom.

That's my view but I wonder if everyone else feels like that! The bathroom will be small if moved to the boxroom, with no separate shower. It will be a big change and cost so don't want to mess it up!

The other thing that might be worth considering is the type of houses in your area. Where I live there are lots of 3 bed semis where the 3rd bedroom is a boxroom, hence anything with 3 doubles attracts a premium. Is your area a bit thin on the ground with a or b? Local EAs might also be able to tell you which one would be more popular.
If you're not planning to move though, which one suits your lifestyle better?0 -
To put it in perspective, our 4 bed (as we bought it) has a single 4th bedroom (about 8' x 7') which is fine for our daughter at present. Main bath room is about 6'x6' and has shower over bath and shower attachment on the taps (so great for showering with DD). Ensuite has large shower, and theres a downstairs loo. We added a 5th double bedroom and another shower room. There's more demand for showers than baths, so I wouldn't waste space having seperate in the main bathroom just to accommodate its bathtub!Trying to be a man is a waste of a woman0

Not that many 4 double bedrooms here, mostly 3 and a boxroom.
To be honest it's mainly new houses/large period properties/small victorian terraces so not many direct comparisons. Next door have done their bathroom up and kept it in the same place and it does look gorgeous.
It would only be a small double we would gain, but that would suit us better. The only other considerations we have are the cost/disruption and drainage/soil pipe issues.
