I agree you wouldn't want someone else's manky carpets.
OP as a cash buyer can - surely - afford new ones.
They aren't horrible, they are practically brand new clean neutral carpets.
Why on earth would you think they were horrible obviously I wouldn't want terrible carpets.
How cheeky are you to suggest just because I am a cash buyer I should pay for new carpets immediately. FYI all the money I got for my current house is paying for a new property , so all I am really doing is swopping properties.0 -
I don't think the OP has exchanged contracts on the house he's buying, but he has on the one he's selling.
It sounds like he's just got the fixtures & fittings list through and the carpets aren't on it.

If I was viewing a house and wanted the carpets I would ask during the viewing if they were leaving them. One simple question negates future problems.It's someone else's fault.0

to be honest if i was viewing a house i would assume that if there was carpet down then it would still be down when i moved in, i wouldnt even think to ask if the carpet was included and i to would act the same as the op. When we purchased our house the fi xtures and fittings list stated that the fridge was included when i got to the house on the day we had the keys the fridge wasnt there so i had to ring the solicitor and the seller had to bring the fridge back, bit petty but we hadnt planned to have to go out and buy a fridge so we expected a fridge to be there wether it was new or old.0

When you post on a public forum you are very likely to get replies you don't like or agree with.
You need to grow a thicker skin.
Personally, I'm surprised that you have got as far as making an offer without knowing what is actually included in the price.
I think you are in the wrong here for allowing that to happen.
However, I think if you talk reasonably to the vendor you may reach an agreement about the carpets, especially as she doesn't have a house to refit them into.

Making assumptions is not very sensible, the case of the fridge is not really the same situation as the OP's because you were told it would be left.
The OP's vendor seems to have been clear about the carpets before contracts have been exchanged.0 -
Happened to us when we were buying this house. The vendor even wanted £20 for the bathroom carpet. Carpet in a bathroom, i think not. he was going to France so i told him to take it and the other carpets he wanted money for, with him. He didn't but took everything he could with him. Didn't leave me a curtain rail.
Even wanted paying for outside lights. Call their bluff, they are obliged to leave the place in reasonable condition so will have to make sure the floor is clean and looks good.0 -

They are trying to do what someone tried to me - get me to increase my price to keep the carpets.
I'd suggest the "well then we will only pay £1k less" and they should shut up and let you have them.0 -
I've always assumed that carpets are not included in the sale, so have made offers to include carpet and curtains (even if they're not great, it saves a lot of hassle on moving day). If, however, the estate agent details makes reference to carpets and flooring being included, then they should be left (once had to argue over a shower which was listed in the particulars, but not included on f&f form).0
