Call their bluff, or just let the have the hassle of lifting every carpet and disposing of it.
We still have the carpets that our vendor left. They were practically brand new and were all of a colour that I would have chosen. I see no reason to replace them.0 -
After the stress and hassle of selling my house have exchanged and will complete next week so far so good.
Received the fixtures and fittings list for the bungalow I am buying, bear in mind I will be a cash buyer next Friday.
Fitted carpets not included in sale according to vendor. First time I have heard of this type of behaviour. We offered the full asking price as it is well decorated and in move in condition. No one said carpets not included at the time.
I do not care that she taking the wall lights and ceiling lights in lounge, but fitted carpets , really!!
Have told EA to tell her carpets stay or we drop price by £1000 or we may indeed walk away from the purchase.
She isn't even moving houses, selling and going travelling.

That's why it's important to review the fixtures and fittings list. Her carpets, her right to take them, regardless of what she's doing after selling. TBH, you're the one sounding a bit petty with your threats. Can you afford (not financially but roof-over-head wise) to walk away from the purchase if the vendor doesn't like your attitude now that you've sold your house?
Do you want to lose this house for £1000?
The vendor is within her rights not to include the carpets in the sale.

It's up to you whether it's worth the hassle to fight about it but if you want the house, I'd be careful how you word any communication to the vendor - although she may be keen to keep you sweet as a cash buyer paying the full asking price is she wants to be off travelling, you might just hack her off enough for her to put the house back on the market.0 -
There's no way she'll be able to sell her used carpets for £1000. You can carpet and entire house with brand new carpet for that. Call her bluff. Tell her if she takes them, you also want her to remove the underlay and gripper rods as well and dispose of them. No dumping them on the drive.

She is within her rights to remove them, but I'd say it's more common to leave them than not. After all, if she was moving to another property chances are the previous owners would have left their's... so it's worth asking her to leave them/sell you them for a fair price, surely?0 -
As said previously, tell her that she's welcome to leave the carpets in situ. However if she wishes not to then you expect her to remove them AND the underlay AND the gripper bars. AND dispose of them safely away from the property.
She'll likely just leave them.0 -
Don't assume that they will just leave them because of the hassle factor. When I bought my first house after splitting from XH and with my 5yo in tow the lovely seller asked for money for his truly horrid carpets which I couldn't afford. Everyone i asked said he'd just leave them as some of the rooms were very odd shapes but he took every last scrap along with all the door furniture, curtains and poles, light shades, light bulbs, toilet roll holder, tv aerial. There was no Lino in the kitchen or bathroom and it appears he may have also taken the lead off the roof as when we removed the wallpaper the wall was wet and we spent a far bit getting lead put back on. Either that or the surveyor was a bit lazy and didn't bother to check.
It took me a while to save up enough to get carpets but at least they were to my taste and they were new and clean. My poor LO kept getting splinters in her feet from the floorboards until I scraped enough together to get some rugs for her room.
He was, however, kind enough to leave me with some rotting organic substance in the cellar, a wasps nest in the loft, a broken boiler and his subscription to some very dodgy amateur magazines.
On the plus side, my OH and I got together when he offered to sand the living rooms floor for me. So, it all worked out in the end!0 -
I thought the fixtures and fittings list had to be supplied before contracts were exchanged, as this forms part of the contract. In which case it appears to be the OPs solicitor at fault, not the vendor.0

I don't think the OP has exchanged contracts on the house he's buying, but he has on the one he's selling.Enfieldian wrote: »Read the first post again.

It sounds like he's just got the fixtures & fittings list through and the carpets aren't on it.0
