Is this acceptable, tenants left flat

    Well, that depends what the place was like when they moved in.

    Do you have a signed & agreed inventory & photos showing the same shots BEFORE they moved in??

    Was the deposit protected within 30 days of your receiving it??

    Was the "prescribed information" served & can you prove it was served??

    What inspections did you carry out, when, and what did you do to highlight issues to tenant, if at all??

    Were tenants booted out for no reason at all by the landlord or did tenant himself give notice??

  • That is disgusting. I left my flat a week ago and left it sparkling. Oven cleaned, freezer defrosted, all tiles and grouting scrubbed, curtains washed etc. I'm glad I did as the check out took an hour of scrutiny and luckily I got my whole deposit back. Have you walked round with them and asked them to do the jobs?

    trouble is i went through the council as they offer higher rents than the agents. i guess this is the cost of not having a deposit! probably evens itself out over time, the higher rent i am paying back now in time and materials to clean the dirt. just can't understand how people can live in these conditions. i felt dirty just being in here a few days ago, been cleaning non stop.

    I've just bookmarked this thread, as its always good to have a reference when a new poster starts asking about wonderful council run guaranteed rent agreements and everyone tries to point out the pitfalls. Thanks for posting the pics, worth 1000 words!

    As you say, the higher rent is soon gone in your time, effort and cleaning materials.

    Who is named as tenant - council or a human occupant?

    on the tenancy agreement is the name of one of the couple who moved in. expanded to family of 4 by the time they left.

    I'm confused: Earlier you stated

    So, please confirm or deny - you are named as landlord, tenant is named as one of the couple (1 human) and the council is not named at all??

    If so did you credit-check & reference the tenants?? With what result??

    How (if at all..) did this council "better rents" scheme work if there was no contract between you, landlord, and council?? (Or was there any other agreement between you & council..)??

    You say "expanded to 4..". Do you mean you kept revising the tenancy agreement adding people - 1, 2, 3 then 4 tenants .. or simply never ever bothered going round to find out how many people were in the place??

    I'm sure the confusion is because I'm old & slow...

    It doesn't look very pretty, but as for council and private tenants, some are terrible, some are brilliant, and everything in between.
    It is a lottery.
    One of the downsides of being a landlord.
    I am a LandLord,(under review) so there!:p

    I assume you mean they had 2 kids, therefore were there for quite a while, if your biggest complaint after 2 years (?) is a freezer needing defrosting, an oven needing a clean and a toilet to bleach, i'd say you've done ok.

    We dont know the state of the house when they moved in, so...
