hello there,
It has been bad news for us. We had an offer accepted but the sellers pulled out because the property they were interested were bought. We were so upset because they (and their EA) told us after our viewing that they are not part of chain. What makes us even angrier is that we paid the survey fee.:mad: Is it possible to get back the survey fee if the survey was not done? They pulled before the survey. When I rang my broker, she said its not their fault and they wont be able to offer us refund? I think this is not true. Can I chase them for these, as its £450?:o
Fast forward, we found a property we like. It says OIEO 300k. What is the best price to start and max limit? Taking into consideration the 7.5k SD as well?
Any advice is much appreciated.

it mght not be possible to get your survey fee back but you should be able to use this survey on a different property since it hasnt been done, and you are still going for the same mortgage product.
as mentioned here many times before, no one can help you assess how much a house is worth without any details. if you do your homeowrk then you'll be able to assess how much you think its worth and how much you want to pay for it.
the SD is fixed and doesnt have any affect on the asking price unless a house is marketed close the the SD threshold. unless you think you can get this house for 250 the SD is just something you need to consider when you workout your max limit..0 -
I would ask if it can be transferred to a different purchase. They haven't done any work so would be unfair not to.0
