Hey

We had an offer on a house accepted today. The seller's want everything "done and dusted" by the end of JULY.

I called chancellor's conveyancing team and agreed for them to do the legal store of things.

So I made an appointment with nationwide for the 15th June. Will this be enough time or should I get the mortgage done online to save time?

    my mortgage took 25 days from start to getting formal offer, but every case is different, sooner you can get the ball rolling the better, we are buying a brand new build and its taken 2 weeks for solicitor to get all the legal stuff done ie searches, if i was leaving everything in a 2 week window, id be very bold and stressed :)

    Oh so 15th June for a end of July completion is cutting it fine??

    you have put done and dusted by end of june :) , 6 weeks is still not long, but better than 2 lol

    Ahhh i did mean JULY.

    8 weeks today..... Should i do our mortgage application online to speed it up??

    I would not be waiting ten days here, get that application in!

    we put offer in mid April, exchanging any day, completing 1st July and I thought that was good going. (small chain)
  • If Nationwide use Countrywide Surveyors for the valuation then based on my recent experience of Countrywide I think your timescales may be ambitious, especially if you are not applying for your mortgage until 15th.

    My mortgage was approved subject to survey on 30th April. It took over three weeks for a surveyor to visit the property. The survey was carried out a week ago and I still haven't received my report :(

    I will contact my advisor and see what he thinks (to do it online or wait for him).

    I am also waiting to speak to Chancellors mortgage advisor. I found most lenders (Santander, Halifax) wouldn't lend us enough, is this likely to be the case with the Broker or will they have "special" deals?

    A broker would be helpful here as they could mitigate the waiting time for you to speak to a lender.

    However if you have found lenders unwilling to lend enough then you may need to lower expectations.

    How much are you looking to borrow? Deposit? Income? Any unsecured debts? Any children? Your gaes?

    8 weeks is do-able, with a little leg room for the odd hiccup.
    Anything major though, or using Countrywide(!) would push that out easily.

    Welli had a PM from a mortgagr broker on here over night. I'll wait to see what the estate agent broker can do. Waiting to hear back from my nationwide advisor.
