Outbuilding roof - Help

We are in the process of buying a house and did a home buyer's survey on it.The surveyor came back with, which is marked not urgently required to be repaired:
The outbuilding at the side is in a defective condition. The roof is of concrete which has been crudely covered with bitumen felt. The felt is not fixed down and it tends to be blown back onto the roof. I recommend that the roof is recovered to a proper standard.
Does anybody know if this would cost a lot and if this should be negotiated with the EA/vendor?

The best solution would be to get a quote for repairing it. Depending on the cost, you can then decide whether to ask for a reduction (via the EA), or not bother. If you don't know any felt roofing firms, ask the EA for a recommendation. (Use them to get a quote for negotiation purposes, but don't give them the job before getting other quotes.)
Just a warning, if you try to negotiate the price down, any EA worth his/her salt will say things like "you must have noticed this before you made the offer", "I'm sure that the vendor will not accept a price reduction" etc
But he/she will also be saying to the vendor "I think you should accept the price reduction - it's only reasonable"
And the EA will hope that at least one of you gives in.0 -
Well, if you go with the recommendation and re-cover it properly with felt it should only cost a few hundred. Ask a roofer for a price?0

How big is the roof , your lookign at about £300 for a small outbuilding shed type jobby
no way will they reduce if thats the caseNever, under any circumstances, take a sleeping pill and a laxative on the same night.0 -
Thanks for the replies.I am getting the dimensions from the EA and will get some quotes from some roofing contractors as well.
The outbuilding is actually a small extension to the side of the house.It looks as if it is around 9' by 4'. The extent of the roof damage is still unknown to us and we actually missed viewing it during our two viewings. :mad:0 -
Don't beat yourself up about missing it, that's why you have a surveyor. You could do it pretty cheaply depending on what you cover it with. If it is more part of the house than outbuilidng, you might want to get a decent long life roof guaranteed for 30 or 40 years. I would not expect the vendor to pay for that but maybe a slight reduction in AP might be reasonable. It's up to you in the end, if they say no reduction, do you still want to go ahead ?0
