Like gaz, I prefer owners to show me round during viewings. They are able to point things out agents may not. Owners allow you more time to look around, whereas ea's always want to be in & out in a short a time as possible.
I'm not sure how I'd feel about somebody painting/decorating a house while I was there. I'd probably be thinking they were trying to smarten the place up to try to achieve a higher price & that I'd be happier to buy at a lower price & do the painting myself to my own taste.
Far better to show the house after it's been decorated if you can.The bigger the bargain, the better I feel.

Potential is worth more than Perfect.
So stop painting and take a pickaxe to the kitchen!!!!
Ok, a bit drastic.
I would be out when the agent came around, unless you don't trust them in which case you should change agents anyway. If you are in give the agent room to move around and listen to the service or lack of it.
Be brave, even if your not. people can't tell the difference.
Don't worry about not having enough money. Limited funds encourages creative thinking on a grand scale.0 -

Well the house is now on the market for £160,000
It is in need of updating but someone is already going there today for the second time so that's promising.
I'll let you know how things go.

Well, the house has been on the market for 9 days and it's as good as sold at the price advertised!
Had an offer for £145,000 but turned that down.
Had one for £170,000 but they were first timers in need of a mortgage but as the house needs a lot of work they couldn't get one for the amount they wanted.
This other couple have cash in hand, want to move in, do it up and make it a family home....just what we wanted for the old house!!
