We have just put Mother in Law's house on the market (she died back in November) can anyone tell me......
.....If I happen to be at the house (painting) when the Agent brings a viewer around, should I get out of the way or should I stay while they view??

I don't think it is a problem - although I might be tempted to get the painting done before the viewers arrive!
I think I would ask the viewers if they would like you to accompany them around the house, or they are happy to wander around with the agent. This then gives them the choice, and doesn't make them feel pressured. I would personally prefer to be shown around by the owner/someone connected to the property, but not everyone is the same.Errors of opinion may be tolerated where reason is left free to combat it. - Jefferson0 -

You are better off to go round with them both and make sure the EA doesn't give the viewer incorrect information about the property or your situation as EAs are full of s***.I'm not cynical I'm realistic

In my experience being shown round by the EA is an absolute joke! Several times EAs have told us proudly 'This is the first time I've seen the property myself' :eek: ... goodness only knows why they think that will help us to believe they can tell us anything useful about the place! They are often unable to answer even basic questions e.g. 'what type of boiler is it?' and obviously 'preparation' is a dirty word for them! :mad:
I stopped our EA showing people round the house we sold recently after I heard him telling one pair of potential buyers that the historic common land behind our ex-home belonged to a local farmer and he wasn't sure if it could be built on... in fact the name 'common' gives a *slight* clue to ownership, there are preservation orders as it is a site of historical interest and there is no way it could be built on! I wouldn't have minded so much if I hadn't taken the time to stress this fact to our EA and ask them to add this to the property details they were displaying! :mad:
A viewing we did today was a classic... having had the usual 'I've never seen this property before myself, I only arrived a couple of minutes before you did' from a young EA 'boy' (man would be a gross exageration IMHO) he proceeded to show us round while diving back to the sitting room every two minutes in order to ask the owner the answer to every question we asked. The owner sat watching the TV with his teenage son the whole time we were there. I guess he thought that as he was paying the EA the usual grossly inflated fee the EA should work for his money but it certainly didn't make us want to buy the place!
Common sense would tell me that it shouldn't be beyond the ability of EAs to have a policy whereby every employee who will be showing potential buyers round is given time to have a good look themselves first and to learn lots of information about the house prior to the viewing
One last thing on what to be doing during viewings.... personally, I find it really off-putting to have people watching TV during a viewing. It makes me feel very akward, as if I am interrupting them, and I am uncomfortable standing in the room to have a proper look around the main living area if people are watching TV. If I was you, I certainly wouldn't be painting when a potential buyer came... the smell of paint would put a lot of people off for one thing! Maybe doing a bit of gardening would be a good idea.“A journey is best measured in friends, not in miles.”

I agree with melissa and nenen.
Get the painting done first and show people round yourselves. Unless of course you know nothing about the property, the neighbours, local services and how old the boiler is etc.
We hated it when agents showed us round a house and didn't know the answers to our questions, or they would just say what they thought you wanted to hear.:heart2: Love isn't finding someone you can live with. It's finding someone you can't live without :heart2:0 -
having been shown round properties by agent and owners i prefer the owners to do the viewing but i do like the agent to be on site so we can talk afterwards
with the owner showing us round we tend to be in there for about 20 mins and then we look round twice
with the agent showing us round its all over in about 5 minutes!!
but as a seller what i cannot stand is when the person viewing is waiting and the agent turns up 12 minutes late ( if you are reading this mr agent you know who you are ) so the viewer may have another viewing somewhere else and will cut short the viewing to move on to the next one0
