House next to a level crossing...thoughts?

OH and I saw it and loved it.

Needs modernising, but all cosmetic.

But its next to a level crossing just along the line from the station. As the trains all stop at the station, the trains are slow moving and the EA had to point out when they were going past during the viewing as we never heard them. The crossing gives 1 beep that the gates are going down. Research shows 4 trains an hour between 5.30am and 11.30pm

I know there are lots of threads on here about railway lines at the end of the garden, but choosing to live next to a level crossing just seems wrong, even though the house and the price is so right.

We intend to live there for at least 10 years, so resale less of an immediate issue. It's £100k less than similar properties in the area, but would sell for less than them too.

This seller has been trying to sell since Dec according to property bee, but EPC was done in Sept, so it could have been with a previous agent.

Are we being mad to even consider it? Will we be left with a non mover when we try to move on? Does everything go at the right price?

    The price reflects the immediate, next to the crossing location.

    The price is significantly lower than others a short walk away. Houses 2 mins further up the road with less bedrooms and less garden are selling for £40k more in 2012 than this is on the market at.

    If you love the house and it does to bother you why are you worrying what a buyer in ten or so years thinks? You don't know what your position will be then and to be honest it shouldn't matter right now. If you can notice it, you can get triple glazing. Talk to the neighbours see what they say, they will know first hand what it's like to live with.

    It is nice to see the value of your house going up'' Why ?
    Unless you are planning to sell up and not live anywhere, I can;t see the advantage.
    If you are planning to upsize the new house will cost more.
    If you are planning to downsize your new house will cost more than it should
    If you are trying to buy your first house its almost impossible.
  • Yes right NEXT to a level crossing sounds like somewhere I wouldn't contemplate. Like I said, I would have to see it, and see exactly where it is.

    But remember, if you like and you love it then that's all that matters.

    Plus you never know when you come to sell it there might be another young couple who love it just like you.

    Or a train spotter.

    Or blind/deaf person

    Are there freight trains using the same line?

    Considerably louder than passenger trains and tend to run at less social hours

    The fact that someone has bought it and you are interested in buying it suggests that it will always be saleable. Accepted, it will be a lower value than comparable properties, but then a lot of people will be happy to pay a lower price to get a bigger house and compromise on the location. We used to live on the flight path from RAF Brize Norton, but after a while you don't here them.
    Eat vegetables and fear no creditors, rather than eat duck and hide.

    I would rather live next to something like this than have to put up with other noise like noisy neighbours. Mind you my son is into trains!
    Check out one of the sites like open train times for a realistic picture of what goes on. These show freight as well. Do look at differing times of day/week to get a better picture.
    Back on the trains again!
