How long did it are you to sell your house from accepting the offer to exchange & completion ?

    I've brought as a ftb in 6 weeks. Recently tried to buy a house after 4 months had to pull out due to vender changing their mind. Now onto another purchase and its again expected to take 6 weeks.

    It really can vary depending on cash or mortgage and how many in a chain etc

    Last couple of times we've been lucky.......

    2007 - cash buyer buying our house, us buying (mortgage-free so no lender issues) a house from couple going into rented, so short chain - six weeks from offer to completion.

    2011 - we were buying (again mortgage-free) a house that had already been vacated by previous owners, three other parties behind us in the chain - nine weeks from offer to completion.

    I do think we've been fortunate on these occasions as there are some horror stories on here where things have dragged on for months for one reason or another. Even a fire in our buyer's buyer's solicitor's office that destroyed their mortgage offer only held back exchange by one day ;)

    we are up to 10 weeks now, still waiting for title deeds (they are in joint names of divorcees). Debating whether to look elsewhere.

    I was told by solicitor and Ea that with a chain of 3 including myself the average time is 12-13 weeks

    Always managed 4 weeks, but I'm a pushy blighter. Alwys no chain, and a cash buyer. When selling, whatever the guy with the cash wants, within reason.
  • Our recent sale took 3 1/2 months, there was no chain, and the buyer paid cash. Our property was empty, so both me and the buyer wanted it done as quickly as possible. Unfortunately the buyers solicitor was the slowest person on the planet, and personally I would've sacked him and found someone with a bit more get up and go. It should have taken 6 weeks tops.

    Ours took over 10 months.....
    Same buyers all the way through, many collapsing chains!

    As above, average is around 12 weeks.

    My last one took 16.5 weeks for the sale, and 11 weeks for my purchase (tied both in at the end). That was with just over 2 weeks on the sale between exchange and completion, and 5 days for my purchase - 2 of those were a weekend).

    The one before that took 5 months (unforeseen problems with our purchase - vendors had to sort a Deed of Variation).

    Im a FTB and from Mortgage app to completion is a smidge over 8 weeks. Its been very stressful and has seemed a lot longer than that!!
