    It strikes me that your potential buyers are in two groups -

    1) BTL LLs will be thinking about the asking price vs. yield achievable but they won't have an existing tenant to ensure rental income so risk a void. Potential LL will also be thinking about the costs to bring the house up to a good condition to re-let.

    2) Private buyers will see a tenanted property and worry about the tenants getting "cute" and either not vacate until you get a court order or leave the place in a shambles. Either way, it's a risk. They may also feel they're being 'rushed' in viewing, due to the tenant's expectations for 'quiet enjoyment'.

    I know London prices are a law unto themselves, but the presentation is pretty poor for £210,000 with the cleaning spray bottles in the kitchen etc. I'd be mentally budgeting for £5,000 just to redecorate, with all the hassle of not being able to move in right away.

    I'd suggest awaiting vacant possession, then spending £1500 on sprucing up to get the asking price.

    Just to say that I agree it's a very cute little house and once your tenants have vacated - along with their clutter - and you've had a chance to pretty the garden up, I can't imagine you'll have too much problem selling. I certainly wouldn't drop the price at this stage ;)

  • Accepted an offer yesterday - bit below asking price but was happy enough with that to get a quick sale and not have place sitting empty for months on end.
