TBH, 5 actual viewings in 3 weeks is not a bad average! Have you told the agents you are willing to accept offers, so they can drip this into the viewer's ear? What are similar places in the area going for - that is actually selling for, not on the market for!
Having tenants there does not always help, as even though you say they are leaving soon, buyers cannot be sure of this and will be advised never to exchange without vacant possession, so you may find interest picks up once the tenants have actually left. Have tenants given you notice or vice-versa?
Care to post a link to let people here critique it for you? You have to be brave, as many can be blunt, but sometimes a new pair of impartial eyes can pick up things you might miss to improve your selling potential.0 -

Can you afford to ride out the void for a couple of months rather than drop the price.
That would be better, then you could clean up the property, quick lick of paint, stage it nicely and probably get your asking price, maybe even a bit more.
Your house is lovely don't give it away.
You will attract more viewers if you have no tenants. I won't even look at a property with tenants, far too much risk for the purchaser. Tenants in situ will put off a lot of would be purchasers, not just me being over cautious.
Your house is really pretty and with a bit of work you could turn it into a little jewel. I suggest going for a "Shabby Chic" look. Crack open the Farrow and Ball paint and get stuck in. Get some plants in that garden and really sell that outside space.

Thankyou lessonlearned for being so kind and positive. If it is the tenants putting people off, then I wil have vacant possession in a couple of weeks, and then can get in, 'pimp' up the garden as you suggest and get it loking lovely. I think I'm just panicking that I'm going to have to find te mortgage payments and council tax for it again soon, and don't want it sitting empty!
Also, as people will know from another thread, I'm very worried about shoring braces that have been left on the neighbouring property while it awaits repairs for subsidence. Although no viewer has mentioned that as a reason for not makingan offer, I think it really detracts from my property.0 -
So is the consensus not to drop my price just yet? Am wavering...0

No, don't drop your price. Wait until the tenants have left then spruce up the property (including the garden). It will then be much more attractive.
I would paint the yellow tiles in the bathroom white and change the curtains . They don't really fit in with the style of the bathroom.
GL with your sale.It is a good idea to be alone in a garden at dawn or dark so that all its shy presences may haunt you and possess you in a reverie of suspended thought.

Thanks Better Days. One more question - is there a height limit on fences? I thought they could only be 6 feet high, which I think is the height of the taller panels in my garden. Presumably, you can't just build them up as high as you like? Does nyone know?0 -

I think that, with the tenants gone, you will certainly be able to make a difference as far as photographs of the property are concerned as discussed on the other thread.
The shoring braces are not so easy to deal with. Have you spoken with the owner of the property to know when they intend doing the work? Of course, any local subsidence will worry prospective buyers but, if the work was done next door, subsidence would only be an issue at your own property if a surveyor found anything untoward.
Too early to think of dropping your price yet, IMO. Particularly given you are in the SE.0 -
TBH, even if you hadn't mentioned you had tenants, the first conclusion when I looked was "its a rental". The coat rack at the bottom of the stairs is a real eyesore and the other "tenant clutter" doesn't help.
The walls are bland - a few pictures/photos/tendy mirrors (even cheapies from charity shop) would brighten the place up and give the homely/lived in feel.
Hold your price until tenants have gone and give it a few weeks empty to see whether interest picks up. I asked earlier how do you know tenants are definately leaving and don't think you replied. Did they give notice? Buyers are shy of tenanted properties as there is sometimes no guarantee tenants will actually leave, and they don't know what state it will be in when they do finally go. Having it empty may give you a void, but may make you more on a quick sale, than dropping the price now.

You could dramatically improve the garden with a few pots of bedding plants... the garden centres and Homebase are pretty much giving bedding plants away. Cut the lawn, tidy up the edges, stick a couple of garden chairs out there, add the pots, and you are miles better than many properties.
NO, keep your nerve for another month before dropping price. Stressful? Yes, but you'll keep more of your dosh that way.

Thank you so much Dafty Duck!! I'm so pleased I was brave enough to post a link to my property because everyone who has posted has seen the place now and is giving really valuable feedback.
I'm going to get the fences sorted - should be done this weekend. Then I'll stick some colourful plants in the garden and tidy up the lawn as soon as I can get my hands on it.
