I am fuming!
I rent a property, I've been in it for 2 years. It's rented from receivers. Last year during a routine inspection from the receivers I was told if ever we wanted to buy the property, we could make them an offer.
We inherited some money earlier this year and started the ball rolling. The house needs a lot of work doing to it, we have had numerous problems inc damp, boiler and leaking floor in the kitchen due to dodgy extension which is still leaking.
I think the house in perfect condition is worth around 160k.
I opened negotiations at a cheeky 110k given all the rent we have paid etc.
The receivers sent a surveyor round and he told me the extension needs to come down and be re built, there is damp all down the chimney breast from the loft conversion to the lounge, the garden is waterlogged and needs proper drainage, the whole house could do with re plastering, there is a supporting arch missing between boarded up lounge and dining room and it needs new double glazing. In addition it needs general decorating new kitchen and repairs to brick work and drive way. He advised a value of 120k.
Receivers said even with my offer Increased they had to put it up for sale on open market to achieve highest price, but assured me they would market it as with a tenant, investment opportunity.
Was marketed with bridgfords. They were very aggressive and rude to me arranging to come and take photographs. They valued and marketed at 140k but didn't advertise a tenant in it!!! I had about twenty arguments with them, they said they had not been instructed to sell with tenant but receivers said that they are selling with me in it, so don't worry. Bridgfords even had the cheek to tell me to start looking for somewhere to live as in four weeks they would need me out! ( I know this is crap and incidentally I STILL have not been given notice)
EA insisted I be home for viewings and were unreasonable. I have had major surgery and they were trying to force viewings the day I came home from hospital. I refused. They also sent people without booking an appt!!
Anyway I waited til I knew if there was much interest before offering again and bridgfords told me they had received and accepted an offer of 138k. This made my decision and I have since offered and am about to complete on a different house.
HOWEVER I have just seen on right move that they are adverising being in receipt of an offer of 128k and any further offers in writing blah blah blah.
I think they deliberately lied to me they had a higher offer to stop me buying it because I had so many arguments over my staying put, photographs being used and viewings etc.
I am so so angry, I guess there is nothing I can do but I am livid!!!

You could stay put for a while which may halt/stall the sale especially if the buyer is unaware there's a tenant in situI have a simple philosophy:
Fill what's empty. Empty what's full. Scratch where it itches.

That really is annoying. But, you have a house to move to so you may as well put it all behind you and enjoy your new home. It's better to be positive and move forward. I am not diminishing your annoyance in any way but what can you do at this stage ? Nothing that would make any difference anyway so get out and buy some cushions or something ! Good luck with the move.0

They have to give me 8 weeks notice. If they do that before I am ready to move into my new house I am going to tell them they have to pay me some money to move into storage or something. The survey is being done for the buyers tomorrow so they should want to exchange in less than 8 weeks.
I'll be damned if I am making this easy for them.
I like the idea of retail therapy0 -
If they sell to you they get zero commission, if they sell to someone else they get commission.
You do the math0 -

I'm confused - what was your highest offer? Was it over the 128K they're currently advertising, as if it wasn't then you weren't going to get the house anyway? All shall be well, and all shall be well, and all manner of things shall be well.
Pedant alert - it's could have, not could of.0 -

My highest offer would have been 135k. But they falsely told me they had received and accepted an offer of 138k. So no way was I rising to 140 as it's not worth it.
At 128, I would have increased my offer.
It's the principle of the whole thing, I've had major upset, and stress because of them. Coming out of hospital after major surgery, to find people on your doorstep awaiting an unbooked viewing is appalling! They have sold MY home as if there is no tenant in it which is downright wrong wether I am moving on or not. ( They dont know im moving ) The receivers are still saying its been sold with me in it but the EA have just advised the buyer to issue me notice anyway.
I just feel I've been really badly treated.0 -
They might have accepted an offer but the buyer pulled out?0
-
Hmm. Maybe. But from what I could gathers lot of the viewers didn't want to offer after seeing the survey I had a copy of (the original one)
And I think knowing I wanted to buy they should have contacted me if that was the case.
They have done nothing but lie and manipulate me throughout the whole process0 -
I'd make it difficult for them legally, but realistaclly your ready to move out and dont need the extra hassle.
I would complain to the manager of the EA's, see if he'll throw a few hundred quid your way0
